A quick look at the home building process
The home building process is never an easy task to take on. You must be prepared for numerous obstacles that can stand in your way. One of the biggest factors to remember is stress. Do you handle stress well? Do you get frustrated easily with time delays and financial woes? With the home building process you have to take into effect the budget costs that usually exceed your prediction, major and minor setbacks such as weather or small screw-ups.
Most builders and architects will discuss a few options with you in building your new home. Typically, many builders have production homes. This is where you walk through a few model homes and decide certain things you want to have in your home. Although many look at these homes as "cookie cutters" they are still unique in the construction process and can require setbacks just as a custom built home can. Custom built homes require more patience than production homes, simply because you decide every detail. You and your builder are responsible for the type of pipes you have installed to the stucco, brick or rock on the exterior. When building your home, keep in mind, you probably will need to make compromises. No one can afford everything in their home. You need to sit down and plan before you begin the home building process. Here are a few steps to begin with:
1. Have a budget. How much can you afford for a lot, plus the cost of the house to go on that lot? Talk with several mortgage companies on funding options and what suits your family the best. Don't forgot to budget for the inside furnishings of the home as well.
2. Location and selecting your builder. Do you want a large lot or a smaller lot that has a beautiful view? You will need to find a builder that you feel comfortable with. Referrals from friends and family members tend to be how many people select their builder. Once you have a builder, they can help you pick out a location that is perfect for you.
3. Building your new home. After you have drawn up a contract, you can expect construction to begin. Estimates for building a home are usually 3 to 5 months, but tend to be pushed back due to weather, budget costs and other unexpected factors. Make timely decisions on the home, this will keep the construction on track. Clear, effective communication with the builder and other contracted workers is essential. You want to make sure your needs are met, without pushing people the wrong way.
4. Closing. Your bank will take care of this with your realtor and builder. After you have closed, you officially have the keys to your new home! Make sure to walk-through and check for "fix-its" to report to your builder. Typically, you will have a home-warranty for a year or more and your builder will fix any problems that occur.
Just remember, building a new home can be quite challenging and make you want to rip your hair out, but in the end you can say, "I built that!" Many people take on the responsibility of building a new home, so you aren't alone. Friends and family who have gone before you are always a great "support system" to have on those really frustrating days. And in the end, you will have a brand-new, beautiful home that is all yours.
