Being involved in the home building process

Far too often, home owners decide to build a new home, spend hours and hours researching contractors and construction companies, and then as soon as the papers are signed, stop worrying about their new home until they meet some very, very unpleasant surprises when they walk into their new home for the first time and also see their final bill. Being involved in the home building process is how you can ensure that you are getting the home that you want at the price that you agreed on before the home building process actually began.

After you choose and architect and design your home, all the way down to the last detail, you need to find a contractor to help you actually build your dream home. You need to hire a general building contractor who will see the overall building process of your new home and is responsible for all of the aspects of your home construction. Your general building contractor is in charge of ordering supplies for construction, obtaining necessary building permits, ensuring that all construction is compliant with local building codes, hires subcontractors for different aspects of your new home, and gets the new home built on time and on budget. Hopefully, your contractor does everything that he or she is supposed to, and your house gets finished on time and on budget. However, there are times when things don't work out the way that we want. Being involved in the home building process can help protect you against problems that may arise. Being involved helps you to take care of those problems right away before they end up costing a lot of money and a lot of heart ache.

No matter how much we check out the credentials of a contractor, talk to friends for references, speak with the local Better Business Bureau, we may end up with a rogue contractor who is not doing what you want done. You need to become involved in the home building process to ensure that you get what you want. Begin your involvement by educating yourself about building inspections and your local building codes. Ensure that you know the codes and what needs to be done and what regulations need to be met. Be on site for all building inspections. Read up on construction techniques and what techniques are going to be used on your home. Ensure that these techniques are being properly carried out. Learn about contracts and get to know your contract backwards and forwards so that if there is anything that happens that violates that contract, you will know. Knowing your contract will also help you know your rights if something does go wrong or if you don't like something that is happening. Also learn the characteristics and the signs of poor workmanship. If you walk through your home and notice that the cabinets are being poorly installed, you need to remedy that situation before the home is finished.

You don't want to be a nuisance on your home construction site, but you shouldn't just hope that everything works out alright. If you are not aware of what is going on in your home construction, nobody else is going to step up and point out that something is not right. In order to protect yourself and ensure that you get the home that you want and that you paid for, you need to be educated and involved in the home building process.
