Everyone knows that during a recession it becomes a buyers market. Home buyers can pretty much set a price, ask for it, and expect to receive it. It's easy to get into a home because prices come down. But what about building a new home during a recession? What are the pros and cons to building during the recession?

It doesn't take a rocket scientist takes it toll on just about everyone, especially when it comes to real estate. Homes are worth less, people have less money, and builders struggle to find buyers for homes they've already built.

Get 3 Bids From Each Type of Supplier You Need

Suppliers come in every shape and form, and every price range and quality of materials. You will want to do some research and find suppliers that are known for supplying only the best materials out there. You will want to make sure that they will have the supplies you need, when you need them, and that they can deliver them to you on time. You will also what to make sure that other builders use these suppliers and that they are not too good to be true. There are a lot of things to do when it comes to picking a good supplier, but the biggest thing you should do is get 3 separate bids, from 3 separate suppliers, for the same materials.

How to understand your home builder's contract

There are many steps to building a new home, a home builders contract is one of the most important documents you will sign. Many homeowners don't understand what a home builder's contract is exactly and they wind up unprotected if something goes wrong with their home.

Several of the problems people have with their builders can be directly traced to an inadequate contract. Most builders will have you sign their contract, which is heavily weighted in their favor. You want a home builder's contract that will protect your rights. After all, you are the one paying for the home.

Read over your home builder's contract and make sure you understand everything on the contract. Begin with the deposit clause. How much is the deposit and is it refundable? What will happen to your deposit if you and the builder run into problems? If the deposit is your lot; who will be holding the title to the lot?
