Choosing a builder

Building a new home is one of the biggest investments a family might make in their lifetime so it's important to do all the research you can before you make such a big decision. Choosing a builder will be the biggest decision you make when it comes to building your own home. Who you choose to build your home will have an affect on the entire outcome so it's important to be picky. Here are some suggestions on what to look for when choosing a builder.

  • Make a list of all possible builders. Once you know what kind of house you want to build and you have your lot picked out, you need to consider a builder. If you don't know any builders you can contact your local builders association to get a list of builders who build in the area. You may also want to check out the real estate section of your newspaper for builders and projects. You may even be able to find some background information on local builders.
  • Get to know potential builders. Getting to know potential builders means you need to get out there and talk to them. Find out what they're all about; spend a few moments getting to know them. You can also ask them to send you some information about their company so you can gain a better perspective of them and their work. You might find several great architects but once you talk with them, realize you rub shoulders the wrong way. Personality conflicts can turn any project into a nightmare. Getting to know potential builders also means you should take a good look at their work. Ask to see samples or tour homes that they have already built. Looking at homes they have already built speaks volumes about how they build and if they will fit with your home ideas.
  • Sub-contractors and key suppliers. If you hiring a builder they will most likely have their own sub-contractors and suppliers that they use. For example, they will bring someone in to make and install cabinetry, or they will have other people to come and put the windows in, electrical, etc. Make sure you ask for references on every sub-contractor they bring onto the job. It might seem like over kill or that you don't trust your builder but remember, this is your house and cutting corners might slow things down.
Mistakes to avoid when choosing a builder
  • Background and investigation research. This is the number one mistake made when choosing a builder for your project. It cannot be stressed enough that when you choose a builder, make sure you have done your homework about them. We won't get into the horror stories of not doing it, so just do yourself a favor and don't cut corners.
  • Not signing a contract. Yes another huge mistake made by clients who hire builders is that they don't get everything in writing. Get the estimate in writing; the price, allowance amounts (fixtures, flooring, etc.), and every tiny detail about the entire project. Don't just expect him to be good on his word. Make a sign a contract; read it and sign it. You might even consider hiring a lawyer to review it for you. Make sure you complete job completion dates, guarantees, and back up plans in case something happens.

Choosing a builder you like can be tricky and take up a large chunk of your time. It's well worth doing your homework for though; your house will definitely thank you for it when you're done.
