Choosing a builder, what to ask

When you have made the decision to build there are a lot of decisions that go along with that. You have to decide what type of property you want to buy, how much you want to spend and what type of house you want to build. You also have to decide if you want to contract your house yourself or if you want to choose a builder to do it for you. If you have decided that you are going to have a builder do it for you here are some tips on choosing a builder and what to ask.

The first tip is to look into a few builders. You want to make sure that you don't just go with the first builder you meet with. You will also want to make sure that you get references from all of the builders you are looking into using. The reason why you want to get references is because this will help you to talk to real people that have had experiences with the different builders. Builders may act nice when they are first meeting with you because they want your business so that they can make money off of you. Sometimes though once you have signed the paper work and start working with a builder you find out that they are not that great to work with and you will have wished you picked another builder. To help avoid this make sure that you check references. If you are looking at building in a new development you maybe able to go up to some of the houses and just knock on the doors and ask the home owners if they built the house and if they did ask what their experience was with the builder and if they had any problems. You will also want to make sure that if you are calling references on the phone that you ask them how long ago they worked with the builder. If it has been years and the builder doesn't have any recent references you might want to ask the builder why and be leery of why there are not current references.

The second tip is to ask if they have any current houses they are building at the moment. If the builders do go take a look at them and see what type of workmanship they have and what type of houses they are accustom to building. This will help you to get an idea of how the builder does things.

The third tip is if you are going to want to do some of the work yourself. For example if you lay tile and you want to do the tile work to save money you will want to ask a couple of different builders how they work that and if they allow you to do your own work. If they allow you to do some sweat equity you want to make sure that you get credit for it and that they give you the same price that they were going to make you pay some one else to do the same work.

These are just a few tips on choosing a builder and what to ask. There are a lot of other questions that you can ask builders when you are choosing one. The most important thing to remember is that you are the one that is building the house and you are the one that is going to have the house payment at the end. Make sure that you choose a builder that you like not one that is pushing you so you go with them to make them happy. Make sure that you are happy because you are going to be working very closely with the builder. So make sure that you ask as many questions as necessary so that you choose the builder for you.
