Choosing the paint sheen for your new home
Whether you are building a new home or purchasing one that was already built, there are many things that are important to you as you begin to make the home your own. There are so many decorating options that need to be taken into consideration to make your home look just the way you want it to. There are many things that can be changed on the exterior of the house to make it look the way you want to. One of the most important choices you will make while deciding what you want your house to look like is the paint color and sheen of the paint for your home. Here are some tips that will help you to make the best paint sheen choice when you decide to paint the outside of your house.
There are some important considerations to make before you even begin to decide what you want to do with the outside of your new house. Many neighborhoods, especially new developments, have what are called CC&Rs. This is short for Covenants, Conditions and Restrictions. Many developments put these in place to protect the investment of everyone in the community from someone who refuses to maintain their property or makes decorating choices that detract from the desired appeal and feel of the community. Few people would want to have a house painted like a rainbow on the outside on their street if they were ever planning of selling their home. It would not be appealing to other customers and would decrease the value of the home and that of all the others in the neighborhood. This is the reason why CC&Rs are in place in many developments. While these are intended to protect you from others, they may also limit the choices you have when you are decorating your home. They may require that you have a certain type of shingle on your roof or that a certain percentage of your house must be stone or stucco. These restrictions can influence the choices that you make. It is best to find out exactly what is and is not allowed in your neighborhood, even before you decide to move there, so that you can make wise decisions. If you do something to your home that is not allowed in the CC&Rs, the neighborhood association is allowed to require you to change it (normally at your own expense) or they can place a lien on your home and property. This is a situation that nearly everyone would want to avoid.
It is also a good idea to keep in mind what other components make up the outside of your house. A matte or semi-gloss paint is more likely to look good along side stone or stucco accents than high-gloss paint would. It is probably better to have a matte paint next to brick as well. But it might look better if you have a more glossy paint along with siding or other similar treatments. You will also want to keep in mind any type of historical significance of the exterior of the house, especially if the age and charm of the home is particularly important to you.
You would also want to take into consideration the positioning of the home in the neighborhood. Are the houses spaced very closely together? Or are they farther apart? This will also influence the paint gloss choices you make. If your home has more land surrounding it and fewer homes nearby, a glossy paint would probably be less appropriate and may create a glare for other homes nearby especially in the early morning and later evening hours. These are all important considerations for you to make when you are choosing what you want the sheen of the paint on your new home to be.
