What your sub contracts should include

One of the most important parts of home building is having legal contracts between yourself and the people working for you. The following are the items that should be included in a sub contractor contract:

Tips for hiring subs


When it comes to hiring subcontractors, you can't be too careful. These people will be doing the actual construction of your home. You want to make sure that they are not only honest and reputable but you also want to know that they are experienced with the exact job that you will be asking them to do.
One of the best ways to find a good subcontractor is by word-of-mouth. Once you start your construction project, you will find that it is one of your main topics of conversation. Especially if you are hiring subcontractors. If you are hiring the subs then it means that you are acting as your own general contractor-it is unlikely that you have time for anything but the building project. So, while you are talking about your construction, listen and find out as much as you can. Find out who is good and who is recommended.
Once there have been a few subs recommended to you look them up and find out about them personally and find out about their work. You will be working very closely with your subcontractors and you want to make sure they are people that you are comfortable working with. If your first impression isn't great, you might keep on looking. Besides being a good match personality wise, you also want to make sure they can do your job. Ask if they have experience with the specific thing you are interested in. If you are hiring a subcontractor for a roof, you will assume they have done roofs. Now you want to see if they have done work on the type of roof that you are planning. If they have, ask to see the work.

How to keep your subcontractors honest

If you have decided to tackle your building project as an owner/builder, you might soon find out that one of the biggest problems you have is with the subcontractors. Subcontractors are responsible for small chunks of your construction process. For example, you might hire a subcontractor to frame the house, one to drywall it and one to roof it. You will have a work contract with each of the subcontractors and each one will be trying to make as much money as possible on the project. As the acting general contractor, one of your jobs is to make sure that you aren't ripped off by any of your subcontractors. Here are a few tips to ensure your subcontractors stay honest.

Be careful who you hire-before awarding the job to any subcontractor you should always check on their references. Talk to other contractors or owner/builders who have worked with the person or the company. Make sure that they have the proper licenses, if your state requires them. Ask potential subcontractors about previous experience find out if they are members of the American Subcontractors Association or other group.
