What Suppliers You Need

When you build your house, you will be buying materials from various suppliers, and you will want to have a pool of suppliers to choose from. So, before you can find a big selection of potential suppliers to choose from you should determine what suppliers you are even going to need.

Let's start by getting a general definition of what a supplier is and what they aren't:

  • A supplier is the person that helps design and engineer the structure, as well as furnishes the materials needed to build it (lumber, sheet rock, etc.).

  • A supplier is not the person that actually builds your house.that is going to be the contractors and subs.

There are tons of different suppliers out there for everything from windows and doors to Spanish tiles or Italian marble. As you can see that you are not going to use every type of supplier out there, but you will use a lot of them.

So, once you have selected three or four suppliers and contacted each one to bid on your project, you can do some things in the meantime while you wait for your bids to get back to learn more about the supplier.

So, before settling on a materials supplier, interview one of the salespeople in charge of large accounts. Price per square foot is important for the same reason why car salesmen haggle over the monthly payment of a car rather than the total amount; when you sell in increments it is much easier to get the consumer to settle on a higher price. In the case of flooring a dollar or even fifty cents per square foot does not seem like that big of a deal because we typically see these amounts as negligible. However, having this mentality when it comes to flooring will quickly put you in quite the financial predicament.

Price per square foot is important because when you are talking about price per square foot chances are that you are most likely referring to a flooring project. Rule of thumb for cost versus increased value


There are a lot of things that you will want to make sure to take into consideration when you are building or remodeling. You will want to make sure that you take into consideration what things cost and how they are going to increase value. If you do not understand what this means here is some information on the rule of thumb for cost verses increased value.

Depending on what things you decide to add to the home you are remodeling or the home you are building will depend on the cost verses increased value. For example if you add certain electronic devices through out your house that turn on and off the lights with a remote that is not going to add cost to your home because of the fact that electronic equipment goes out of date and it isn't worth as much the day after it is bought as it is the day it was purchased. Getting a loan to build a home has unique challenges. Additionally there are many different factors that your lender will need to take into consideration before lending you money. For example, a standard home loan is fairly straight forward. You make a deal with the current home owner to buy their home for a set price and the bank either approves your loan for the amount or they don't. The home is tangible, can be used for collateral and can easily be examined and fitted with a price. On the other hand, getting a loan to build a home is really getting a loan for something that does not yet exist. The lender has nothing to hold as a security and therefore take much more of a risk when they decide to lend you the money. As we all know, banks do not take risks out of the goodness of the bankers' hearts, there are stipulations. Hopefully now you have a little better idea for why getting a loan to build a home is going to be a more lengthy process than other loan applications processes may be.

If you are remodeling your home or thinking about possibly remodeling your home, it is likely that you are worried about keeping the existing value of the home. No body wants to put a lot of work and money into remodeling, just to find out that the value of there home as decreased! Instead, you want to make sure that the money spent on remodeling is an investment which will either increase the home value or at least keep it at the same level that it was at before. Here are some things that you can do to keep existing value when remodeling:

1. Be careful with garage transitions: One thing that you might want to be a little wary of is garage transitions, particularly if you are worried about keeping the existing value of your home. The absence of a garage can put a house at a disadvantage and subsequently lower the value of the home. One thing that you might want to consider is only remodeling one half-of the garage, particularly if you have a two or three door garage. This way, you will be able to keep at least part of the area as a garage for parking your car, so that your home will not go down in value. Above all, you should try to make the new room in the garage space appear to be like the rest of the house. Many people feel like garage transitions are not tastefully done very often. Energy Efficiency of Exterior Doors

Everyone has exterior doors in their home, as doors are necessary for access to and from the house. Doors are also often used for ventilation and illumination too. Doors are something we pass in and out of without much thought. Interest Only Loans

When it comes to interest only loans, the name "interest only loan" is misleading. It should be "interest only payment." There is no such thing as an interest-only mortgage, because eventually you'll have to pay the loan principal as well. What you're really getting is an interest-only payment method which can be combined with any type of traditional mortgage.

1. A clear scope of the work to be done. This should be as specific as possible, meaning that the sub works from a good set of plans, and initials each page of the plans on which their proposal is based.
2. Anticipated start and completion dates, along with requirements for advance notice.
3. Insurance provisions: who is providing coverage and for what.
4. The bid price: how and when it is to be paid (the draw schedule). How long the bid will hold.

Save Money With Suppliers

When it comes to building your home, you want to save money in as many aspects of the process as you can. One of the areas you can save the most in is materials and suppliers. As the materials are what your house is made of, you want to get as good a deal as possible, but keep the quality high. So how can you do this? The following is a list of suggestions

Find out what is returnable:

This is a great start! If you know what you can take back in advance, you will save money. S, cover your bases and ask for written return policies from every supplier you speak with or use. You want to be able to take unused materials back because let's face it, when it comes to building a house, you rarely come out exactly perfect on supply orders

Use purchase orders:

Using purchase orders will save you money because it helps you keep better track of all of the supplies you purchase, as you will be purchasing a lot of them. A P.O. is an order sheet you generate and either take in or fax to a supplier. It allows you to keep track of your purchases, as well as let subs pick items up, or order items that are needed, and you get the bill for them, and know what it is that was purchased.

Minimize inventory:

You don't want to keep items like drywall and windows around too long or chances are you will be paying for the same things twice as they may get broken easily. It is best to order doors when framing and sheetrock is complete, because it allows you to walk through the house with the supplier and get the right swing on every door. There are a hundred more examples of why you want to minimize your inventory, but the best thing is that if you can stick to a schedule, and have materials delivered when they are needed you minimize your exposure to theft and damage, and therefore increase your savings.

Get materials dropped where they will be used:

This is especially important with items such as bricks, blocks, sand, gravel, etc. Have items dropped in the most convenient locations. This means, if you are going to be using plywood on the second floor of the building, that is where you want the deliverymen to drop it. You are the customer, you should get what you want, so ensure that you do by writing special delivery instructions on your P.O.'s.

Keep materials protected:

You will only save money on materials if they don't get ruined. Cover them with visqueen or keep them inside the garage or house whenever possible. Keep lumber and plywood off the ground, stack it on pallets, or whatever it takes. You don't want your materials to be ruined because of poor planning on your part. Protect your materials and save a lot of money.

Protect materials from theft:

If items are easily moveable, they are easy to steal, so keep them locked up. This means tools, materials, etc. Theft happens, but it doesn't have to happen to you. Keep your materials locked up, and be the only one with the key.

Get discounts:

There is no better way to save money than to get discounts. Often times there are early payment discounts.

When you build a home you want it to be as comfortable as possible. Homes are supposed to be enjoyable. You are supposed to want to spend time in them. You should love your home, but you should not have to spend a million dollars (unless you want to) to get a house that is comfortable. It is possible to have a both cost effective and comfortable home.

1. Lay plumbing out efficiently: this will save you hot water expenses if you have good equipment choices, water-saving shower heads, and simply lay your plumbing out well. This will also make you more comfy because you won't have to worry about running out of hot water each time you shower.

2. Use compact fluorescents and halogens: this will save you money each month in electricity because these are efficient light fixtures. However, the delay in some of these bulbs can be quite the nuisance, so check on that because you may find, that you might prefer the standard bulb, but see what your preferences are before you install lighting.

New Home Construction Loan

In order to build a home, there are two types of funding required: the construction loan, and the permanent loan. The construction loan is the short-term funds used to build the structure. The permanent loan is the long-term mortgage of 15-30 years.

Construction Loan

Before you can get a construction loan you have to show that you can pay your bills. In other words, you have to have some credit and qualify for a permanent loan. This is something you should have worked on for years prior to getting a loan. Your lender will pull your credit, so make sure your credit is good enough that you can even qualify for a loan.

Once your credit has been pulled, etc. and you have been qualified you will get a Letter of Commitment. This is what you will take to your construction loan lender to show that after construction is complete you will have a permanent loan in place to take-out the construction lender's involvement. You may use the same lender for both loans.

Have a folder for bids from subs: You are going to get a bid from each sub you talk to, and there are a lot of subs, so keep these organized by creating a folder for them. If you organize the bids it will be easy to see which sub is a better deal, and will be able to get the job done for the right price by the right date, you can compare the information from the subs with your plan schedule, and know whether or not a certain sub will work for you.

Home energy conservation is a popular subject. With the way gas and electricity prices are rising, and the difficulty is getting fuel, it would be wise to build your home as energy efficient as possible. Some of the things you can do to conserve energy are not as realistic as others. For example, one of the best forms of home energy conservation is to install a central air conditioning system only when whole house air conditioning is needed. However, people want AC available to the whole house, so, what can you do to conserve energy, but not damage resale value, or comfort?

One thing you can do is build your home as a sun tempered superinsulated home. This home type uses passive solar design concepts with superinsulation construction techniques, and is a great way to conserve energy.
Another thing you can do is simply go shopping! That sounds fun, right? Go shopping for new appliances so that you can replace aging appliances with newer energy efficient models. This can be done for everything, from the toaster and curling iron you use daily, to the washing machine and dishwasher you install in your home.

First let's talk about sun tempered superinsulated homes. Sun tempered superinsulated (STS) homes use passive solar design concepts with superinsulation construction techniques. The elements in an STS house include: solar orientation; increased insulation levels; effective air/vapor barrier; controlled ventilation; and energy efficient window treatment. All of these elements will make a big difference in whether or not your home is energy efficient, and whether or not your home energy conservation efforts are going to make much of a difference.

I know it's sometimes tough to have and adhere to one, but here are five key ways having a budget helps you save money.

1. You will know what a good price is, and what it isn't: When it comes to building your house, you will be working with numerous subs, and you will be getting quotes and bids from every direction. If you don't know the price of work, how do you know if you are getting a deal or getting ripped off? You don't! This goes for construction as well as everything else in life. Knowing what prices should be will save you money. By creating a budget you give yourself an idea of what you should be spending on each item. Then, when a sub or supplier gives you a bid, you know if that is a reasonable price, or an exorbitant price. You won't be able to keep every price straight in your head if this is your first time building, so rather than run the risk of forgetting what is an acceptable price, consult your budget! This will help you save a lot of money. It will also give you some leverage when it comes to negotiating prices with subs. Saying, "that doesn't fit my budget," is a great way to get better prices.

When it comes to construction the questions seems to come up, which is better to get, a bid or an estimate? While the answer to this question is very straightforward, it is still something that gets confusing, especially because you really should get both. So, let's take a look at things like this, you should definitely get bids and do your own estimates, this takes time, but it gives you the most realistic idea of cost estimation you can find.

What is a bid? What is an estimate? A bid is an amount that a sub will do a job for, what it will cost, what is included, and the timeframe. An estimate is your idea of what a job will cost, it is usually found by looking at supplies, calculating the cost of how much you need, and then estimating labor on top of that.

Start saving money before construction begins!

When you are building or remodeling a house, saving money is one of your goals. The following information is included to give specific examples of where you can save money before you even start construction.

  • Shop around:
    One of the best ways to save money before construction even begins is by shopping around for subs and contractors. You have to be really aggressive about pricing and accepting bids. Obviously contractors and subs are working to make a living, and they want to be paid as much as possible to do the work, but that does not mean they won't settle for less. Keep in mind, once you are content it is a done deal, so don't forget, you can always go back up in price if the sub refuses, you can't go down once it is set. Don't be too ready to give in, being too eager to make a deal means you won't get as good of a deal. So, negotiate hard. And, don't go with the first guy you talk to, talk to a lot of subs and get lots of bids, that way if there is one who you like or trust better, but costs more, then you can negotiate.
