Determining if you should owner-build or pay a contractor
Are you looking into building a new home or remodeling the home that you have? If you are thinking about doing that, then you will need to decide if you want to build the house yourself or if you want to pay a contractor to do the work for you. There are a lot of advantages to both sides, and sometimes it can be difficult to determine what is right for you! Here are some of the ways that you can determine if you should owner-build or pay a contractor:
Your experience: What kinds of experience do you have with home building? Remember, building a home or remodeling a home is very different from building, say, a tree house. If you have a lot of experience, then you might want to build your home yourself. However, if you do not have a lot of experience (and you don't have the time or resources to learn!), then you might want to pay a contractor instead.
How much time do you have? Another thing that can help you determine if you should owner-build or pay a contractor is the time factor. When do you need your new or remodeled house to be completed? If you are a less-experienced builder and are under a time crunch, then you might want to have a professional contractor come in and do the work for you.
How experienced are your contractors? Sometimes when you want a specific job done, you are worried that "not just any old" contractor will be able to do the trick for you. If you seem to be dealing with inexperienced contractors who might not do a good job on your house, then you might want to do the job and make sure that it gets done right! One of the great things about building a home yourself is that you are able to build and make things exactly as you want them to be! So, if you aren't finding the right kind of contractor to tackle the job like you want it to be done, then you should look into building or remodeling your home yourself!
How expensive is the contractor: Money is also one of the big factors that determined if you should owner build or if you should pay a contractor. What are the bids from contractors like for your job? Do you feel like the bids are reasonable? If you get a good deal from a contractor, then you probably will want to go with it. Although you might save a lot of money building the house yourself, you should also consider the time you will spend building or remodeling - will you actually be losing money because you have had to spend longer time on your house than necessary? If you make sure that you will be getting a good deal for your money, then you will have an easier time determining if you should owner-build or pay a contractor.
Will building your home interfere with your job? Another thing that can help you to determine if you should owner-build or pay a contractor is your job situation. If you build your own home, will you be able to still work at your regular job? Will the house work interfere with your normal work schedule? If you can still work and build or remodel your house, then you might want to go with that option. However, if you think that you will not be able to work as much with the responsibility or building or remodeling, then paying a contractor might be the best option for you.
