Expanding your bathroom to have a vanity area

Besides the kitchen, the most important room for many home buyers is the bathroom. The larger the vanity, the better chance you have at selling your home. If you can find the space, building a vanity will help to give a little extra elbow room and provide increased storage.
Depending upon the size of bathroom you have, you may be able to build a vanity without moving a single wall in your bathroom. Consider replacing the tub with a shower and move the toilet to behind the shower, to increase the length of the vanity. You can purchase a pre-built vanity at Lowes and Home Depot or you can build a vanity yourself.
Build a vanity by deciding upon the length you would like it to be. Now, start by cutting _ inch birch plywood to the desired size for the cabinet sides and bottom. The exposed side of the cabinet should be ΒΌ inch wider than the other sides. Cut poplar edge-banding strips for each panel and check for any irregularities. You will need to make sure all the wood pieces are flush with the wall and trim. There are several other steps you will need to complete when you are building a vanity, so be sure to pick up a book with step-by-step instructions.
The doors, sink, and countertop are the most important pieces of the vanity. Be sure to cut the door rails and stiles to the finished dimensions. Try using a dado blade in the table saw to cut the tenon checks. This will provide you with a smoother, more precise cut. The countertop can be easily built by installing tile. Tiling a countertop is pretty easy and won't cost you too much money. Depending upon the size of countertop you are installing, you will need about 30-50 pieces of tile. There are several tile designs to choose from, but for this project we will go with a basic ceramic tile. After the vanity is built, clean and prepare the countertop area. Now, spread a thin set of adhesive mixed with latex over the area you are tiling. Allow the thin set to dry and begin laying the tiles and spacers. Once all the tiles are properly laid out, you can mix the mortar. Apply the mortar to the entire area and allow this to dry for about 2-3 days. Once it has dried, you can apply the grout. The grout can be applied with a rubber trowel and needs to be spread over all the tile and packed securely into the cracks between the tiles. After you have applied to grout, allow it to dry for at least 2 hours, then you can wipe off the tile and it is ready for use.
The sink is another area that needs attention. Choose from ceramic, brass, brushed nickel or other metallic hardware to compliment your new vanity. It is a good idea to match the new sink faucet to your outlet covers, light switch plates, and door knobs. This creates a smooth flowing look to your bathroom.
The lighting should always be considered when you are building a vanity. Most women appreciate brighter lighting as it allows them to apply their makeup easily and correctly. Choose lighting that will illuminate your vanity and provide adequate lighting in the shower and other areas in the bathroom. You can replace the current fixtures with spotlight fixtures for $50 or more. Spotlight fixtures allow you to position the lighting in different areas in the bathroom. Using the new lighting will allow you to position a light over the shower, toilet and vanity.
Be sure to include 2 electrical outlets near the vanity when you are building it.
