When you want to build a house one of the best parts is in the planning and designing of it. Now you know that you can build your own house and save a lot of money doing it if you plan carefully, and make frugal decisions.
So, it is time to actually plan, and design the house. One of the perks of building your own home is that you get to design it yourself too. Of course you could pay someone to design it for you, but why do that? Instead, make some of your own decisions, and then have someone help you put them into a plan and design that works. Do you want one story or two? Do you want bay windows in the front? How important is a big kitchen, and a large master bathroom? You don't have to go by what the builder usually does, or pick one of their plans, you can make your own if you use a builder that allows that flexibility, or if you choose to owner build.
Custom Home Design
Each planning and design choice comes with a set of consequences, both good and bad, that you will have to deal with. What does this mean... what kind of consequences? Well, if you design the perfect house for you, you will really enjoy it, but if you make it too specific to you, it may be difficult to sell later.
How is that possible? Think of it this way for example, if you have a large family, with lots of children, and one of your children is handicapped, you may build a big house with several bedrooms, and spend a pretty penny making everything handicap accessible, but when you go to sell, it is going to be hard to find someone that needs, or wants, a handicap accessible house with that many bedrooms. They may prefer to have larger living spaces and fewer bedrooms.
So, when you build your house, meet your needs, but think with the future, and the possibility of selling and making a huge profit later. A handicap accessible home for example is going to attract an older crowd, and older couples don't usually need a lot of bedrooms because they are empty nesters. So, can you see how your planning and design choices need to both fill your needs, but consider future resale value as well?
Home Interior Design
When you plan and design your house think about what extras and additions are going to make your house irresistible when you put it on the market. Also consider what things you may love, but would not be appealing to others. Basically, take into consideration what most people will accept and like in a home and keep your design within those bounds. This should not be too hard, as most people love much of the same things in homes, and custom homes always hold a great appeal.
Thinking about resale value does not mean you can't build a house specific to you and what you love. You have enormous freedom when designing your home, and you can have some fun when building it. For the most part you should not run into any real problems as long as you try and plan and design within the bounds of common sense.
So, get out there and enjoy the process of building a house that will be perfect for you, and make you a lot of money when you sell it, or use some other means to pull your money out of it. You can plan and design all day long, that is part of the dream home process--coming up with the dram--and lucky for you, the planning stage doesn't cost anything, so take as long as you want.
