Look at what people want, then use it.
If you want to improve your home, you are going to want to put in features that other people want. This includes what you want. Look in magazines and books, as these are a great source for fresh and new ideas, and generally will show you what is popular right now, for example, most homes featured in magazines will have granite counter tops, which are very popular. This will improve your home, raise the value, and make you happier.
Decide what you want now.
Once the work has started any changes that you make may cost more than if you include them in the original agreement with the contractor, supplies person, etc. So, make a plan, and stick with it, this will save money and time, and help your remodel move smoother.
Develop a budget.
It can be costly to do a home improvement remodel, and most people tend to leave the budgeting to the contractor, but that is a bad idea. Instead, determine how much you can spend, and what improvements will fall into your budget. If you have to get a loan for your home improvements, it is critical to have a budget set.
Use the best.
You want to be sure to only select a qualified contractor or subs for your remodel. If you use people who are not licensed, or do not have a great reputation because it saves you money, your home will not be very much improved. So, use the best.
Get a minimum of three estimates.
A good rule of thumb is to obtain at least three different bids for each job you are going to have done. You will want to give everyone the same set of plans, and all the same specifications, and see where the money estimates and time estimates lie for the job. Then choose one that seems reasonable. You do not want to pay too much, but you also do not want to pay too little either because this may mean lesser quality materials will be used, etc.
Ask for references.
No matter how big or small your home improvement remodeling job is, you need to have good references for your workers. These are your best guarantee that your job will be done on time, right, and as expected. So ask for, and CHECK all references.
Have backups.
Sometimes your contractor or subs will not show up when they say they will. If this happens, it is a great idea to simply call the next person on your list. To do this, you need a list. Having a back up is a great idea because it means you get competition, your worker's know that if they do not do what they say they lose the job, and it means you stay on schedule.
Never pay upfront.
When you do a home improvement remodel you will likely be hiring people to come in and do a lot of work for you. You need to recognize as you do this that if you pay for the work before it is done, you won't ever have it completed. So, go ahead and buy the materials for the person (do not give them the money to buy the materials, or at least go with them), and possibly give them a tenth of their payment upfront, but nothing more until the work is complete and inspected for quality.
