How to add value to your home during a remodel

Remodeling jobs are expensive and time-consuming. And unless you are planning on living in the home you are remodeling for the rest of your life, most people want to remodel their homes in ways that will add value to their home for when they sell it at some point down the road.

If you are considering remodeling your home soon, the following are some tips for adding value to your home during a remodel:

Master bedroom
In the market today, homes with master bedroom suites sell very well. If you are looking to add value to your home, one way to do so is through the master bedroom. Often, a master bedroom suite has large closet space and even his and her closets, large private bathrooms with soaker tubs, jetted tubs, large walk-in showers and dual sinks. These suites generally increase the value of the home and make the house more marketable.

Extra rooms
Homes with high resale values often have added rooms and spaces, such as laundry rooms, playrooms, and walk-in pantries. If you are considering remodeling by making some structural changes, it's not a bad idea to add rooms like these to your home, if you don't already have them. If you choose to do this, make sure the rooms you add make sense. Laundry rooms on the second floor, for example, can be noisy downstairs and must have adequate drainage.

Extra bathrooms will almost always add value to your home, so a remodel that includes an extra bathroom or two is a good idea, particularly if they are off of the bedrooms. In addition, make sure you place your bathrooms in areas that make sense. For example, a bathroom off the kitchen or the dining room can actually decrease the value, or make it more difficult to sell down the road.

Kitchen
Kitchen remodels are a very common remodeling job. If you are planning a kitchen remodel, you're on the right track - kitchens are a major selling factor, so a home remodel that has a large kitchen and amenities such as an island and a pantry will be attractive to potential buyers. Other factors, such as whether or not there is a breakfast nook, will add resale value to your home as well. Even if your kitchen area is small, remodeling with nice cabinets, storage space, a pantry, and new tile or countertops will add value to your home.

Stay neutral
Your home is your space, but if you want to add value to it during a remodel, make sure you don't do anything too crazy or "out there." You can actually decrease the value of your home with things like bright orange walls or purple carpeting

Basements
Finished basements are expensive, but they can add a great deal of value to your home, and for good reason - it adds a whole new level to your home. Basements that have bathrooms or kitchenettes have an even higher resale value, as people can use them as areas to rent out or to house in-laws, grown kids, and so forth.

If you're planning a remodel soon, it would be a good idea to choose remodeling projects that will add to the overall value of your home. The above are just a few ideas for remodeling projects and renovations that will add to the value of your home.
