How to add value to your home without a huge price tag

Did you know that you can add value to your home without spending a ton of money? Many people with older homes have asked themselves this question. Believe it or not, there are ways to add value to your home with gutting the entire thing. Here are some suggestions on how to add value to your home without a huge price tag.

The Kitchen
Let's face it, kitchens and bathrooms are a major selling point to home buyers when looking at potential homes. Most homebuyers are looking for a kitchen with space, organization, and in good condition. If you're thinking that you're out of luck because you have none of that, keep reading. To make your kitchen look bigger install lights that make it look brighter. This may mean installing some new light fixtures which don't cost a whole lot of money. You can also try new window furnishings that will allow the natural light into the room. If your cabinets make your entire kitchen look dated try adding a new coat of paint with some new hardware. Paint and hardware can do wonders for a kitchen.

If it is not just your kitchen that needs a little updating then take a look around your entire house. You can make some very small and simple changes to bring your house up to date. Changing out electrical outlets to a crisp white instead of cream makes them look fresh and new, not to mention safe! Change out dated light fixtures with more modern looking ones. These don't have to be the really expensive ones, just newer. Paint, paint, paint! Paint changes the look of every room so experiment with what you like.

Bathrooms
As bathrooms are also major selling points in a home you will want to make sure it looks clean, organized and fresh. If you are planning on selling your home you will want to add a fresh coat of neutral color paint. When I say neutral I don't just mean white or beige. Every color has a "neutral" shade on it. It is usually found in the middle of rectangular paint sample. If you want your bathroom to appear "light" try using fluorescent lighting instead of incandescent. Take a good look at your bathroom. What would you change if you were buying it? Installing inexpensive amenities such as towel holders, shower curtains, and fixtures can add a lot of value to your home. If your budget is not extremely tight having new countertops put in is also a great add on.

Bedrooms
Everyone likes to have a spacious bedroom so if you are planning to paint the bedrooms choose colors that are light. If you are painting two-toned colors, make sure you paint the darker color on the bottom and the lighter color on the top. Mirrors can also help create the illusion of more space in the room. Take some time to clean out your closets so they look more organized. You can buy some inexpensive shelving accessories or closet organizers to help add value to your bedrooms.
Flooring
Before you replace any flooring you need to figure out what parts of the house get the most traffic. Hardwood is always a nice touch through out a home, but if the budget doesn't allow it try using laminate wood. It looks very similar and wears well. If you need to replace carpet tear it out yourself. This will keep the costs down for you. They also have a carpet squares that can be installed very easily. Tile is great for kitchen and bathroom areas, but again if your budget does not allow it then try installing the laminate squares until you can afford something else.

Curb Appeal
The yard is the first thing your home buyers see so don't ignore it. Having mature trees in your yard can add about $1000 to the value of your home. Imagine how much value a beautifully well kept garden will add.

There are many ways to add value to your home without a huge price tag. You just have to be willing to put in some time and effort to make it happen.
