How to choose a contractor

Shopping around for a good contractor is just as important as building your home. Whether you are buying, building, or remodeling choosing a contractor is an extremely important step in the process. Here are some tips on how to choose a contractor.

Where to look for builders
 A great place to start is with your local builders association. They can give you a list of builders that have constructed homes within your local area.


 Try the real estate section of the newspaper for projects that are going on, and for potential builders. As you look through the ads in your newspaper you will be able to learn what builders are actually building in your area, whether or not they are building the type of home you are looking for, and what kind of prices you will be looking at.
 Try also asking some local real estate agents as they may know a little more about the market, prices, and can give advice on good builders.

Do your Homework
 When I say do your homework, I really mean it. Once you have compiled a list of contractors or architects you will want to find out how good they are at what they do. What kind of reputations do they have? How is their quality of work?
 Contact contractors and ask them for a list of homes they have built. Then schedule a time that you can go and visit those homes if possible. You can make phone calls, or even drive by the homes at times when home owners might be doing yard work. Stop and talk with them about the builder. Ask them if they are satisfied with their home. Get the pros and cons of every builder.
 Make notes as you talk with home owners and builders so you remember what you liked and disliked about the homes.
 Write down the impressions you had while speaking with the builders so you can go back and recall how you felt about the homes.

Look for quality
 Whenever possible take advantage of looking at new homes to give you some ideas.
 Attend home shows, home parade shows and open houses. This will give you a good opportunity to see many different floor plans, and building options that contractors offer.
 When looking at homes, look for the quality of construction; cabinetry, carpet, paint, etc. Get the specifics. What kind of wood did they use? What kind of trim do they use?
 Just because a house is cheaper, does not mean it is a better value.
 Look at the design. Will the builders design features suit you and fit your lifestyle? Does it have the room you are looking for? Bedrooms? Bathrooms? You get the picture.
 Don't forget about landscaping. The outside is just as important as the inside. Be sure to ask if price includes landscaping, or if that is an extra charge. Ask what kind of options they have.

The Warranty
 One thing you should never look past in selecting a builder is their home warranty. Most will have a written warranty and will generally back them up for one year. And some are backed by insurance companies. Don't bypass reading all the "mumbo jumbo." It is important that you understand what kind of home protection you will have.
 Ask the builder if (as part of the warranty) they will be making any service calls during the first year after your home is built.
 Also ask builders what kind of help they will give in some sort of emergency.
