How to choose a great location to build in, things to consider


One thing that you need to keep in mind if you are having a home built is that you are going to have to find a location to build the home on. But choosing the actual location will vary depending on what kind of a home you are having built. One option you have is to choose a builder and then find a lot in an area you like that they already own for them to build on or you can purchase a piece of property and have a custom home built on that property. But either method you choose you are still going to have to choose that perfect location to build your home on. When it comes to choosing a great location for building your home there are certain things that you are going to want to consider before making your final decision.

Step one:
The first thing that you are going to need to do when it comes to choosing a great location to build in is to have something in mind that you are looking for.

Step two:
The next thing that you are going to want to do is some research on the local area that you are considering. By doing research about the area you are considering building in you will be able to make a more informed choice and offer ideas and suggestions that you might like to your realtor.

Step three:
The next thing that you are going to need to do is to choose a realtor to help you with the actual purchase of the lot that you choose. By using a local realtor you are also making it easier to find the perfect location because the local realtor will have inside knowledge about properties that are for sale that fit your current wants and needs. And if nothing is available to match what you want then they can keep looking or make other suggestions that come close to what you are looking for.

Step four:
One thing that you want to keep in mind when you are choosing a location for your home building project is choosing a lot that will work for the size and type of home you plan on building. What this basically means is that you want to avoid over or under building in the neighborhood that you are choosing to build in. Basically if the neighborhood is a bunch of one story houses that average 1,500 square feet you are not going to want to come in and build a 4,000 square foot three story house, the opposite also holds true. The reason for this is that when you go to sell you want to get maximum value and if you over or under build you will have problems getting what your house is worth in the area you built in.

Step five:
Something else that you want to consider when it comes to choosing a lot is your access to public water and sewer systems. One thing that you have to keep in mind is that there are some lots out there that do not have access to public systems so you will have to build a septic tank or have a well drilled if you can not access the public systems. So if this is an option that you are going to go with you are going to want to take into consideration the cost it will take to build the septic tank or drill the well.

Step six:
Another thing that you are going to want to consider is how close you are going to be to things that are important to you. If you want to be within walking distance of schools or shopping centers, etc. To find out about the distance you should take the time to drive around the different areas at different times so you can figure out how long it will take and what it will be like having to drive during the traffic and at night.
