The second tip is to make sure that you consider what type of house you are going to be fitting on the lot. If you want to build a big house you will want to make sure that the lot is going to accompany it. You will also want to make sure that you take into consideration that different cities have different stipulations when it comes to easements and set backs that you have to take into consideration. You will want to make sure that if you are looking at a lot but it is on the smaller side that you find out what the easement are and the set backs so you know exactly how you would have to fit your house on it and if it would fit at all.
The third tip is to look at the surrounding houses around the lot. The reason why it is important to look at surrounding houses is to make sure that you are going to be able to actually get a loan for your house. The appraisal value of a house is not only decided on your house and the square footage of your house but also the houses around it. If the houses around the lot that you are looking at are old and are not as nice it is going to bring down the value of your house and might end up being worth less which might cause you not to be able to get as much money from the bank because on new construction loans they usually only will loan you 80% of the appraisal value.
The fourth tip is to look at lots that are going to show off your house. For example if you get a corner lot in a cold de sac you can put your house on an angle so that when people drive in and out your house will draw their attention. You will also want to make sure that you pick a lot that fits your taste. For example a lot of people like cold de sacs because it is easier to back out of their drive ways and they have more parking when they have people over while others like lots on busy streets because then they don't have to worry about living in a neighborhood and having different neighborhood covenants that you have to take into consideration when building.
