How to create a schedule for your building or remodeling project
If you have ever done anything in the field of construction you know that trying to create a schedule for a building project can be a nightmare. The reason that creating a schedule for a construction project can be a nightmare is that there are so many things that can go wrong because in construction one thing relies on another and if one thing gets messed up it affects everything down the line. So rather than creating some kind of schedule in advance with your construction project, although having a flexible schedule is a must for your subcontractors, you are actually better off planning out your project on a daily basis.
Difficulty rating: Moderate
Step one:
The first thing that you are going to need to do is to decide what you are going to be doing and then you are going to have to begin to planning your construction process on a daily basis. The reason for this is that when it comes to construction there are going to be certain set backs that you are going to come up against and you are going to have to plan for those and be flexible.
Step two:
The next thing that you are going to need to do is to hire a great general contractor who will be in charge of getting things done. This person is a very important person because they are going to be the ones to make sure that the work gets done when it needs to get done and they will be in charge of making sure that the schedule you create is being followed.
Step three:
When creating the schedule you need to allow for a couple of months to get the building permits. What this means is that you can not plan the construction to start two weeks after you turn in the building permits because it can take a few months to get the permits approved and you also need to take into consideration if things need to get changed with the building permits.
Step four:
After allowing for a few months for the building permits you are ready to begin scheduling the actual construction. But something that you want to keep in mind is that you are going to need to be flexible because delays and problems do arise in the construction industry.
Step five:
One thing that you want to keep in mind when creating your schedule is that you are going to need to talk to all of your sub contractors to determine how long they think they are going to need to do their part of the job. You are also going to want to see who needs to come in first to get started and who needs to come in next, etc. Many times what you will find is the sheetrock people are the last to come in because everything gets covered by the sheet rock, but the plumbers and heating guys need to come in before the electricians because the duct and plumbing equipment is not able to bend and twist like electrical wire is.
Step six:
Once you have everything figured out you are going to want to write down who comes in first and who comes in next, etc. Be sure to include if some sub contractors can come in before the people in front of them are finished.
Step seven:
Once you have created that schedule you are going to want to review it daily to make sure that things are on track or if you need to make adjustments to fit in some delays or problems that arose.
