How to save money when building a home

Nothing can be more exciting than planning to build a brand new home. The possibilities for customization are endless. However, at the same time the opportunities to raise the cost of construction are also endless. So, how can a potential homeowner prevent overspending and still build the home they have always wanted? Here are a few tips on how to save money when building a home.

Budget

Create a budget and stick to it. The first thing a potential homeowner can do is look at their finances and decide how much exactly they are willing to spend. Once they have established the amount they are willing to spend, they should set aside a portion for unexpected expenditures that are inevitable with construction.

Next a homebuilder should list the features they will need in a home, and they should make another list of features they would want in a home. They should then price out the cost of the home with only features that they know are essential. This will tell the homebuilder how much the house, no matter what, will cost.

The second list is what will drive the price of construction up. But, when a homebuilder already knows the limit of their budget and the cost of the house with all of the features they need, they will know exactly how much is left for luxury features. Being disciplined will save money in the long run.

Location

Another thing to consider when planning to build a home is the location. Not only will the cost of a lot vary from location to location, but the building codes will be different from town to town and city to city. Does the town where the potential home will be built require built-in smoke detectors? Do the building permits cost more?

Some other costs will also vary depending on the location of the potential home. For example, the labor costs incurred by the contractor that builds the house will inevitably trickle down to the homebuilder. Also, consider the cost of supplies. How much will wood, nails, shingles, cement, rock, etc. cost? All of these things must be considered during the planning stages to avoid paying more than necessary for a new home.

Do it yourself

As long as a homebuilder is paying someone else to do the work for them, it is going to cost more than if the homebuilder did the work themselves. While much of the house would be hard to do without a team of workers or the expertise of a trained contractor, some of the work can be done by an ambitious homebuilder. Some of these things include putting in the sprinkler system, finishing the basement or attic, and even laying the tile in the kitchen or bathroom. Make sure to plan these activities with the contractor so time can be scheduled for the homebuilder to get in there and work.

Another way homebuilders can do things themselves is to wait on luxury items and install them later on their own. For example, a contractor may find someone to wire the home for surround sound or a drop down movie screen, but the homebuilder can install these things later. Also, the homebuilder may place a basic vanity in the bathroom, but the homebuilder can replace this with something more to taste without help. By watching warehouses and looking for deals, a homebuilder can save a lot of money by purchasing and installing their own luxury items.
