For many people, the garage is the area in their home that collects the garbage and becomes a storage area for many items. Taking the time to organize your garage often gets put on the backburner with all the other home remodeling tasks you are doing. </p>

<p>If your garage is too small, consider adding onto it to increase the square footage of your home. Many people with smaller homes have found that adding onto their garage is a great way to solve their home gym problems or recreation room problems. A lot of people add onto their garage to create an additional bedroom that can be useful for renting or for a home office. </p>

<p>If you would like to organize your garage or remodel your garage, start by emptying it. All the random piles need to be sorted into categories. Your sports equipment, tools, electric tools, holiday decorations, and other things all need to have their own pile. Once you have sorted everything into categories, it will be easier to decide how to organize your garage. <br />

        <![CDATA[<p>Install a rack to hang the lawn maintenance tools, snow tools, and sporting equipment. Anything that is seasonal should be stored where it can be swapped out depending upon the time of year it is. With the garage cleaned out, it's a great time to install shelving or cabinets. The shelving can be built directly onto the wall or you can purchase shelving that stands alone. If you cannot built shelves or purchase shelving, you can always use plastic totes and drawers to hold all of your items. </p>

<p>Some garages are larger than others and allow for you to create a work space. The front part of your garage may be able to store an exercise bike, treadmill, or weight bench. You can also make this space into your work area as well. Install a workbench or table in this area and store all your tools in this area. Start by elevating the floor from the normal garage floor. Typically a 6 inch raise will protect your flooring from dirt and other things that tend to get onto the normal garage floor. Frame out the space that you would like to make your work area or gym. Now, sheet rock this area and give it a nice coat of paint. Because you are in a garage, consider tiling the floor instead of using carpet or cement. Tiling a floor will cost around $100. Most rooms in the garage will need about 50-100 pieces of tile. Start by cleaning the area where you would like to tile. Now, spread a thin set of adhesive mixed with a latex additive and spread it over the entire area, allowing it to dry for 2-3 days. Lay out the spacers and tile and mix the mortar, allowing it to dry for about 2 days. After this has dried, you can apply the grout. The grout needs to be applied with a rubber trowel and spread evenly to get into all the spaces. Allow the grout to dry for a couple hours and then you can wipe it off.</p>

<p>Create a recycling area in the garage using different bins. Section off an area in your garage that is near the entrance to your home and then place recycling bins for paper, plastic, and tin cans. You should also include a garage can next to the recycling area to keep everything together. </p>

<p>Another easy way to organize your garage is to install a pegboard or a tool chest that will keep all of your tools in the same location and accessible. <br />

<p>There are some steps that you can take, however, in order to ensure that you keep your new home construction both on track and on cost.  As the home owner and not the actual home builder, you can't physically ensure that home construction stays on track, but maintaining a healthy relationship with your contractor and being involved in the home construction process can help you ensure that your home construction stays on cost and on track.</p>]]>
        <![CDATA[<p>Let's begin by discussing what you as the home owner can do during the design process-the very beginning of the home building process-in order to ensure that you keep home construction on track and on cost.  When you are working with your architect, you can lay the foundation that will ensure that your home construction stays on cost and on track.  </p>

<p>When you are drawing up your contract with your architect, you need to include clear guidance on what you as the home owner are responsible for.  As the owner, you need to participate in deciding on and defining your design objectives and your design constraints.  You also need to define what your design criteria are: what do you want in your home and how do you want it?  As the home owner, you also need to ensure that all of your space requirements are clearly spelled out, how much flexibility you want and how you want it, how much expandability you need, any requirements that are related to your site, and any special equipment that you need included in your home design.  Getting all of these issues out on the table right away will help you ensure that you don't have to make any major changes to design later on in the construction process, thus resulting in longer time and higher prices.</p>

<p>As the owner of the home, you also need to be very clear about what your budget for your home construction is.  This preliminary budget must include worked in contingencies for bidding and any changes in the work that are done during the construction process.  Include a list of other costs that will be your responsibility as an owner, such as license costs and permit costs.  Also, you need to ensure that you have a legal description and survey of the site along with any professional recommendations related to foundation work and utilities.</p>

Be very clear what your schedule and your budget are, so that your architect can ensure that the design includes and meets these needs. <p><strong>Steps to finding the right home building loan  </strong><br />

1.  Go through the pre-approval process.</strong><br />
When you find a lender for your construction loan, before you even apply for a loan, you need to go through the pre-approval process.  The pre-approval process is basically just a shortened version of the construction loan approval process.</p>

<p>The pre-approval process consists of questions from the lender about your credit history, your collateral, your FICO score, and questions about the type of property that you are planning on building.  </p>

<p>Based on your answers, the construction lender will determine whether or not you qualify for a loan.  The lender will then give you a dollar range for loans that you are pre-approved for.  At this point in time, the lender will also give you information about loan terms and interest rates for your qualified loans.</p>

<p>You need the loan information in order to find your contractor, your property, and your architect for your construction project.  You will also have to get all of the information that you gave to the lender verified by an independent source.</p>]]>

<p>Having gone through the prequalification process, you should have already gathered together all of the necessary information and forms, such as your credit history, your collateral, and so on.  You should have hard copies of all of this information.  Having all of this information together will make the loan process easier for you.  Also, since you have been pre-approved, you know what kinds of dollar amounts you will be looking at from lenders.</p>

<p>When you apply for the actual loan, you will probably get a number of different documents that you will have to fill out.  </p>

<p><strong>While the forms vary from lender to lender, here's a general checklist of forms:</strong><br />

<p>Now that you have all of this information, you can be set to shop around to different lenders.</p>

Meet with builders who construct houses that are similar in size, quality, and features to the home you want. Builders will tell you how much per square foot they usually charge for home construction. They can also give you a ballpark idea of what your dream home might cost. However, it is important to know exactly what is included in the price. If you ask, some builders will provide you a list showing the materials they will use. </p>

<p><strong>2. Count the Square Footage </strong><br />
Look at newly constructed homes that are similar in size, style, quality, and features to the home you want. Take the price of the home, deduct the price of the land, and divide that amount by the square footage of the home. <br />
For example, if the home is selling for $230,000 and the land costs $30,000, then the construction cost is around $200,000. If the home is 2,000 square feet, then the cost per square foot is $100. <br />
Use several new homes in your area to get an approximate square footage price. After you have calculated an average square footage cost, you can multiply that cost by the finished square footage of your house plan to get a ballpark estimate. </p>

When building a home, it's best to work with even numbers. Have your home size rounded up or down to increments of two feet. This reduces wasted materials. Also, it's most economical to build a home which is no deeper than 32 feet. If the depth exceeds 32 feet, then your roof trusses may need to be specially designed and will be more expensive.</li><br />
<li>	<strong>Shape of Home </strong><br />
Homes that have a rectangular or box shape cost less to build. Having more angles and corners in the shape of your home can increase the amount of labor and materials needed to build a home. Dome shaped homes also make efficient use of materials and tend to cost less than other shapes.</li><br />
<li>	<strong>Site Preparation</strong><br />
Preparing a site for construction can have a big impact on the cost of a home. Building on a flat lot will usually cost less. If you have to haul in lots of dirt, do a lot of grading, clear trees, or blast through large rocks, then site preparations can become more expensive.</li><br />
<li>	<strong>Cost Overruns </strong><br />
Usually the finished cost of a home is more then the original bid price. Cost overruns occur from overspending the allowances, making changes, and encountering unforeseen problems. Proper planning can greatly reduce cost overruns. In general, it is a good idea to allow an additional 10% to cover unexpected costs.</li><br />
<li>	<strong>Inflation and Market Conditions </strong><br />
Usually the cost of building a home increases around 3% to 6% per year. If it will be several years before you begin construction, remember to include inflation into the cost estimate for your home. When using other homes to compare prices, try to use homes that have been built within the last six months.</li></ul></p>

If you are considering having a custom home built, the following information will help you get an idea of the cost of building exclusive of land. However, you will first need at least a preliminary plan of the proposed house. You should also carefully consider how much you can, or want to, spend. Consulting with a mortgage lender or financial planner is advised as a first step.</p>

<p>There are many variables to consider in developing a rough estimate of construction cost due to the wide range in materials and options that might be used. For example, marble and hardwood floors are more expensive than vinyl and carpet (which themselves can have a wide variance in quality and price). Also, most labor and material costs vary from one area of the country to another. However, you should be able to get a pretty good idea of what to expect before seeking bids from builders.</p>

<p><strong>GETTING A ROUGH ESTIMATE</strong><br />
A good approach is to look at prices of new homes for sale in your area that are similar to what you are considering, and then calculate square foot costs after subtracting out the cost of land. However, bear in mind that custom homes inherently cost somewhat more than "production" homes. An excellent source for new home prices that will eliminate actual site visits or phone calls is the NAHB's homebuilder.com website which lists thousands of homes for sale throughout the country, with floor plans, specifications, prices, etc. Developed lots are also listed which can help give you some idea of the land portion of the price.</p>

<p>A more detailed approach is to consult construction estimating guides such as those by R.S. Means, F.W. Dodge, and HomeTech (see Resources). These books typically provide approximate square foot costs for several types of construction and levels of quality. They also provide cost information for most materials and labor that go into house construction, along with "geographic multipliers" that are used to adjust prices depending on locality. Bear in mind that these guides give an approximate cost for typical constructions and components, which can vary significantly.<br />
Finally, talk with several custom builders in the geographical area in which you plan to build to get a rough idea of what it may cost to build your house. Builders can give you a range of costs with the associated quality/features. If you are serious about building and feel comfortable with a particular builder, consider having the builder work up some more detailed plans and an estimate of costs as part of a design-build process. It may be to your advantage to start with a plan that the builder has used before and "customize" it to suit your objectives.</p>

<p><strong>GETTING A BID</strong><br />
Once you have determined a plan with the features you want and can afford, you can submit the plans and specifications to several builders for bids. You can then compare prices, remembering that price alone should not determine your choice of builder.</p>

<p><strong> It would not be unusual to get bids that vary quite a bit due to:</strong><br />
	<ul><li>Differences in design details and materials, unless plans and specifications are very specific (getting a true "apples-to-apples" comparison is difficult).</li><br />
<li>	Builders may have more or less experience with certain house styles, types of lots, materials, etc.</li><br />
<li>	Costs for building permits and inspections, insurance, construction loan costs, utility hook-up fees, etc., may or may not be included.</li><br />
<li>	Quality and/or speed of work depending on number of on-going projects, availability and skill of workers, etc.</li><br />
<li>	Varying overhead and administrative costs, and profit margin.</li></ul><br />

Here is just a sample checklist that will help you ensure that all of the necessary information and details are planned into your contract for your home construction.  Also, this home building checklist or another like it will help you know what you need to look for when you are inspecting the construction progress of your new home.  There are numerous checklists that you can draw up when you are planning your new home, constructing your new home, and decorating your new home.  This particular checklist for home building is meant to be primarily a guideline for home building checklists.<br />
<strong><br />
Sample checklist for new home building</strong></p>

<p>1.  Look at the foundation footings:  are the footings continuous under all of the walls of the foundation?  Do the footings have two steel bars?</p>

<p>2.  Look at the foundation:  is the foundation square and plumb?  What about the code requirements: are the foundation walls thick enough in terms of backfill height?  Double check with your local zoning and building codes.</p>

<p>3.  Look at the foundation drain tile:  is there a 4 inch perforated drain tile?  Does your lot have slope?  Will the water flow away from the foundation?  Are there two to three feet of washed gravel over the drain tile?  Is there straw or felt paper covering the gravel before the backfill dirt is placed?</p>

<p>4.  Before concrete slabs are poured, has termine control been performed?  Has all lumber been appropriately treated with terminte-repelling borate chemicals?</p>

<p>5.  Vapor barriers:  is there a plastic vapor barrier present underneath every single basement and garage slabs, along with crawl spaces?</p>]]>
        <![CDATA[<p>6.  If you have a septic system, is the septic tank the correct size?  What are the local code requirements for the leach liens?  Are the leach lines placed appropriately?  Do you have a map of the leach field so that all distribution boxes and distribution lines can be located easily?</p>

<p>7.  Concrete slabs:  are all of the exterior concrete slabs self draining?  Ensure that all control joints and contraction joints are saw cut to a minimum of 1/4th of the thickness of the slab.</p>

<p>8.  Are your staircases at least 36 inches wide?  Ensure that all of the riser heights are the same height.  Double check code requirements to ensure that your staircases meet the local code requirements.</p>

<p>9.  If there are trenches that either cross paved areas or pass under paved areas, check to ensure that they are filled with self-compacting gravel.</p>

<p>10.  Before the roof is shingled, is felt paper placed on the roof?  You need the felt paper to ensure that you meet fire classification standards</p>

<p>11.  Check the wall water barrier.  You need to have felt paper or air/water infiltration barriers on exterior walls, or some other way to prevent wood rotting.</p>

<p>12.  If you have brick on your home, ensure that there are flashing in place at the base of all walls and above and below all of your windows and your doors.  Also check to ensure that weep holes are either 24 inches or 32 inches on center.  Finally, double check to ensure that there is fabric behind the first four courses of your brick in order to keep the path to weep holes open.</p>

<p>13.  If you have skylights, ensure that there are pre-engineered flashings to prevent any leaks.</p>

<p>14.  Check your furnance and your air conditioner.  Are the supply ducts the proper size to minimize any drop in static pressure?  Has there been a heat gain/heat loss calculation performed in order to ensure that you are installing the right size of equipment?  Look carefully at the calculations.</p>
