Orientation on the lot, why it even matters


There are a lot of different things that you will want to make sure that you take into consideration when you are building. One thing that you will want to make sure to take into consideration is the lot you decide to build on. If you are looking at lots but don't understand who you need to have orientation on the lot and why it even matters here is some information that might help you to understand.

The first thing is to make sure that you know where the property line starts and stops. You will want to make sure that you have it surveyed and that you know where every corner of your lot is. It should be marked out for you with stakes or some other type of markers. The reason why this is important is so that you can make sure that you are getting all of the square footage that you are paying for. What I mean by that is it has happened in the past where some one is going to buy a lot and goes and takes a look at the lot and thinks it looks good the stakes are all in place but the when they have their surveyor come out and take a look it happens that the lot is not ok and that the neighbor has actually built onto their lot 1200 square feet. This not only causes problems with the lot but also the property lines along with the plot map that is recorded with the county and now the have to figure out what to do. Luckily they got an orientation on the lot and realized the mistake before they had signed papers taking ownership from the developer.


The second thing is to make sure that you find out where your sewer and water lines are. The reason why this is so important is so that when you go to dig and your excavator comes in to do his job he will know where to dig to find where to connect to the water and sewer. The water and sewer should be marked but the markers can sometimes get knocked over causing confusion. The reason why this is important because if you do not know where the water and sewer is you cant be any help to the excavator that is going to hook up everything for you. If this happens if there is any dummy lines that you were not oriented on you might get hooked into them instead if the real line and end up causing yourself a lot of head ache once you move in and you end up having water come up in your basement.

The third thing is to make sure you know what your set back are and what your easements are. This will help so that you will not over build onto some one else's lot or build on the utility easements which is illegal.

These are just a few of the things that you should know to help you answer your question of why you need orientation on the lot, and why it even matters. Knowing as much as possible about your lot is going to save you a lot of head ache in the end because you won't have to wonder where your property lines are and where you hook into sewer and water you will already know and be able to answer other contractors questions because you have had orientation on the lot.
