Owner building tips and tricks


You may own your home and want to add on some more living space or maybe you want to finally build your dream home. No matter what building something you own is time consuming and stressful. You can't really cut any corners but there are some owner building tips and tricks that can help get you through the whole building or remodeling process.

Decide on what type of house or remodel you want to build. There are so many options out there to choose from that you could become overloaded. Start with how many rooms and bathrooms you will want. Then you can move onto other rooms you many want. While looking at house plans decide if you want stairs or to have the house be all one level. Also, think of what type of property lot you are going to have the house built on. This will help you in your decision of what plans to use. Some plans will not work very well on some sites. If you can not find a house plan that you like all of then you can also ask an architect to either change parts of a plan or to make a whole new plan.


One of the best tips you can receive about building or remodeling your own home is to create a budget. Not the most fun thing to do but very necessary when dealing with so many different things and so much money. Building a house is one of the biggest expenses if not the biggest expense you will have in your lifetime. Creating a budget will allow you to find the right plans for the home. Having a budget will let you see where you can spend money on the home build or where you need to cut back. You can more easily stay in your monetary comfort zone instead of being surprised in the end.

Another good tip is to figure out where you are getting your funds, either for the remodel or the full building. The contractors you hire need to get paid somehow. If you have a lump sum you will need to designate how much goes where. If you need financing for your building or remodeling project you will need to apply for loans from home mortgage companies. If you are doing a remodel then you could use some equity that you have already built up in your home.

Decide how long you want the project to go for. This may be out of your hands if building a full house because there is a minimum amount of time for everything to be completed. You will still want to have some idea of a time frame for planning.

Find your building materials cheaply. Look at home improvement stores for sales or discontinued items. Shopping for discontinued items is great when doing a remodel. You can find things at a very cheap price including paints, blinds, and sometimes tile. Not only should you seek out cheap building materials but you should also buy as many building materials as you can in bulk. This really will save you money in the long run.

If you are using subcontractors for you build or remodel you will want to make sure that they are fully checked out. Look into other work they have done and ask previous clients what they liked and did not like about the certain contractor. You will be the one to live in the home after all the work is finished and you do not want to live in something that is not done properly.

There are lots of tips and tricks to building or remodeling your own home. Ask friends or neighbors for any other tips or tricks if they have also built or remodeled their homes. Sometimes the best advice you can get is from someone who has already been there.
