Owner building versus a builder

So you've decided to build a new home. Now the hard stuff begins; finding the lot, buying materials, and probably the biggest decision you will make is whether or not to hire a builder. There are advantages and disadvantages to owner building versus a builder. Let's take a look at some different options and how they will affect the outcome of your home.

Pros to being your own builder

There are definitely many things that can work to your advantage when you are your own builder. Here are a few of the pros to being your own general contractor when building a home:

  • You are the boss. One of the biggest reasons that individuals decide to be their own builder is because they don't like answering to anyone else. They are able to make all the decisions themselves, and fell better knowing that things are in their control.
  • Saving money. For some that decide that building a home is for them, one of the biggest reasons they decide not to hire out is because they're trying to save money. It's no secret that contractors as well as sub-contractors costs a lot of money (almost 20% of the cost), so if you're looking to save then being your own boss is a good way.
  • Equity. If you are your own builder you can gain equity in the home instantly.
  • Cons to being your own builder

  • You are the boss. Yes, it's true that there are both pros and cons to being your own general contractor. While you are your own boss and don't have to answer to anyone, you also are held responsible for everything. That includes licensing, building codes and permits, buying materials, and the list could go on.

  • Financing. Sometimes it can be difficult to secure financing for your home. Banks want to know that their investment is backed by real estate. If you default on your loan they want to be able to foreclose on the property to get their money back.

  • Sub-contractors. Dealing with sub-contractors can be a real headache. Make sure you check references and do background checks on anyone you hire. The sub-contractors can often times make or break a project.

  • Hiring a general co
ntractor will save a lot of the headache for most of the cons. They deal with sub-contractors, will secure financing, and will take care of everything. Most reputable general contractors have a gift of looking at the big picture. They can take plans and visualize what needs to happen to get them done.

What does it take to be your own builder?
If you are seriously considering being your own builder then you need to take several things into consideration. Here are some questions you should ask yourself before taking on a project of this magnitude:

  1. 1. Are you experienced in construction?

  2. 2. Do you feel comfortable managing large, complicated projects?

  3. 3. Am I adept at financial tasks such as purchasing, accounting, and budgeting?

  4. 4. How well do I manage people and interpersonal relationships?

Owner building versus a builder is a big decision. Make sure you weigh the pros and cons carefully and consider whether or not you are qualified to be your own general contractor. If you're not, then look into finding a good contractor who can get the job done right.
