If you want to build a home, chances are you would like to have the final say in how it is built, what materials are used and where they come from, and who you want working on building your home. Owner builders do just that.

An owner builder is the person who owns the property and also acts as the general contractor of the job. Typically, the owner builder will hire subcontractors to do the actual building and finishing work of the home.

If you would like to owner build your own home, it's important to have a thorough understanding of what that entails before you tackle the job. The following are some things to keep in mind when owner building your home.

Responsibilities of the owner builder
As the owner builder of your home, you will be responsible for:

  • Finding and purchasing a lot to build your home on.

  • Supervises the design and all the design specifications and modifications of the home you are building.

  • Hires the subcontractors and supervises their work (this will include things like framing the home and pouring the foundation as well as carpet laying and cabinetry installation.)

  • Orders all of the materials and schedules their delivery

  • Obtains all necessary permits and financing, as well as scheduling inspections

  • Responsible for day to day business operations, such as payment, supervising workers, making sure everything is running on schedule, and handling any problems as they arise.

How to owner build your home
As a general rule, owner building your home will involve the following steps:

  1. Determine cost and finances. The first thing you will want to do is figure out a budget. Then, working off of that, you will have the information you need to make a cost estimate, which maps out the costs of all aspects of building your home.

  2. Find a lot. Once you have figured out how much you can spend, you will need to find and purchase your lot.

  3. Get your home plans and specs. Your home plans and specifications are your blueprints to how your home will be built. You will already need to know the style and size of home you want to build. If you want to make changes to your plans, do so before the home is being built.

  4. Do a cost estimate. This is a very detailed list of all the materials and labor needed to build your home, and how much it will cost. This will require talking to suppliers and subcontractors and getting bids or estimates from them.

  5. Make a construction schedule. You will then need to make a schedule or timeline of when things will need to be completed, how long each with take, and so forth. Working around weather and seasons will come into play here as well.

  6. Financing. Make sure all of your financing is in order before construction on your home begins, but after you know how much it will actually cost.

  7. Obtain necessary contracts and permits. You will need to obtain all necessary building permits, and you will also need contracts for your subcontractors as well.

  8. Construction management. Once the home building starts, you will need to be involved in the supervision and production of the home, making sure it is completed on schedule and to your satisfaction.

These are a few of the basic things you need to know about owner building your home.
