Plan a Home with HIGH resale value

Whether you are buying a house or building one, you almost always want to consider resale value. Even if you think it is going to be the home you retire in, circumstances and lives change, so, avoid being stuck with a house you don't want, or can't have, by simply considering resale value. This is especially important if you are going to build your own home. In fact, one of the most important ways to save money is to plan your home well enough that you can make money off of it when you sell it.

So, how do you plan a home with high resale value? Look at what is selling, and plan those designs and features into your own home. One way to do this is to find out what people are looking for in homes today.

There are a few ways you can do this:

  1. Look at the Parade of Homes homes and take notes then implement them into your own design: This is a great way to find out what sells in your area. Basically these are the homes everyone would love to have. So, if you notice that everyone of them has a trash compactor in the kitchen, put one in your kitchen, whether you really want it or not. Be observant of what luxuries and features are in each house, whether it is crown molding, or double paned windows. These features are obviously important in your market, so incorporate them into your own home, and you will be able to sell faster and at a higher price.

  2. Write down things that you would prefer, and ask others to do the same, then plan those into your house: if you notice something in your life that could be improved, chances are others feel the same way. For example, if you think having a laundry shoot would be ideal because it would save you from carrying your dirty clothes from your upstairs bedroom to the basement laundry, others will probably feel the same way. When you look at homes what features are most appealing? What features appeal to your friends the most? Ok, put those features in your home.

  3. Look at the surveys done by NAHB that show trend and the things people look for, or want most in homes: Each year the National Association of Home Builders does a survey about what people want or look for in homes. In 2005 the results were as follows:
    • Structure wiring, including wireless technology.

    • Automated lighting systems.

    • Higher (9-foot) ceilings, at least on the first floor.

    • One-story family rooms. Two-story family rooms are on their way out because they are not energy efficient and carry too much noise.

    • Larger homes on smaller lots, with community green spaces nearby. Open-space homes, with kitchens open to family rooms.

    • Maintenance-free materials, such as exterior brick or stone.

    • Areas for outdoor living, such as courtyards with fireplaces. Even in cooler climates, extending living space to the outside is a big trend.

So, do some research and know what people are looking for in homes. Then if you build your home with the things that are most appealing to the average consumer in mind, you will sell faster and for a higher price. You are already going to make money selling your house because you are going to build a house worth more than the costs to build, but why not increase those numbers even higher by planning it in such a way that it will sell for more because it offers all the things people are looking for? That is smart planning! You won't regret spending a little more for automated lighting systems and higher ceilings if it means you sell months sooner for 10-15 thousand more than you would without them.
