Why it is important to make all of your choices BEFORE you start building

There are a number of reasons why it's important to make all your choices before you start building. When building a house, ideally, the weather will be perfect, all the materials will arrive on time and undamaged, and the subcontractors will also be on the job site on time and ready to work. Unfortunately, this is an extremely rare case. Materials could be late or missing, and some of the subcontractors could be held up at another job and so on and so forth. The bottom line is that building a house can be a headache.

Before you start building, it's best that you find the right bank or mortgage company willing to finance your home building project. This choice is very crucial especially because you want to make sure you are able to get the amount of money needed to start and complete your house projects. You certainly can't start building until you have the proper resources with which to finance. You want to be able to borrow enough money to complete the entire house, including landscaping, fencing and maybe buying new furniture and energy efficiency appliances as well. In order to borrow, you may want to have an idea of what you really want in a house and what extras the builder has to offer so you can adjust the amount you need to borrow. It's so important to have all of those choices made before you talk to your bank or mortgage company.

Orientation on the lot, why it even matters

There are a lot of different things that you will want to make sure that you take into consideration when you are building. One thing that you will want to make sure to take into consideration is the lot you decide to build on. If you are looking at lots but don't understand who you need to have orientation on the lot and why it even matters here is some information that might help you to understand.

The first thing is to make sure that you know where the property line starts and stops. You will want to make sure that you have it surveyed and that you know where every corner of your lot is. It should be marked out for you with stakes or some other type of markers. The reason why this is important is so that you can make sure that you are getting all of the square footage that you are paying for. What I mean by that is it has happened in the past where some one is going to buy a lot and goes and takes a look at the lot and thinks it looks good the stakes are all in place but the when they have their surveyor come out and take a look it happens that the lot is not ok and that the neighbor has actually built onto their lot 1200 square feet. This not only causes problems with the lot but also the property lines along with the plot map that is recorded with the county and now the have to figure out what to do. Luckily they got an orientation on the lot and realized the mistake before they had signed papers taking ownership from the developer.

When remodeling, how to know when you should demo and start fresh

Remodeling a home is a very big project which calls for a lot of decisions! When you are remodeling a house, sometimes it is hard to know exactly when you should demolish everything and start fresh. Sometimes the sentimental value that we attach to things also can keep us from saving things that really need to go. Other times, people simply do not know if there are things that really can be improved or changed by starting fresh. Here are a couple of tips so that you can know when you should demo and start fresh:

1. Focus on the existing value: Before doing any remodeling, you should first focus on the existing value of all of the things you have in the room to be remodeled. For example, if you are in a bathroom, you should examine the toilet carefully to figure out its value. How efficiently does the toilet flush? Are there any signs of wear and tear on the toilet that could become a potential problem in the near future? If the toilet is in fairly good condition and it does not waste a lot of water, then you might just want to hang onto your toilet instead of starting completely fresh. Toilets can be expensive, and it is better to hang onto things that have existing value than waste your money on something entirely new.

Tips for finding qualified laborers

Ask anybody and you will find out that, "it's hard to find good help." This is just as true in construction as it is in any other industry, maybe even more true. If you are beginning a construction project, you are faced with the problem of finding good help.
Finding laborers to work on your project will depend on the size of the project and the role that you are playing in the project. If you are going to act as an owner/builder, you will be responsible for hiring everyone that is involved with the project. This can be quite a task. On the other hand, if you are going to use a general contractor, you will only need to hire this one person. If you are able to find a good and well-qualified contractor, he will be responsible for hiring all of the subs and other laborers.
To find a good general contractor, you should rely on word-of-mouth. The best endorsement of a general contractor is happy customers. Ask people who have recently build or completed construction projects in your area. The more similar the project is to the one you want to do, the more likely that your experience will be similar to the experience of the person who had the work done.

There are times when owner/building makes a lot of sense and it is financially advantageous. There are other times when owner/builders get in over their heads and end up hiring builders to finish the project that has become entirely too much.
It is very expensive to bail out of an owner/builder situation so before deciding if you should be an owner/builder or not you should consider several factors. Below is a list of attributes that you should possess if you are going to take on an owner built project.

They must be properly sized and placed to give a sense of balance and scale to the home. Improperly sized windows can make a home look "funny". Inside, they provide natural light and frame our view of the world. Both of which are important. A window, especially a decorative window, can also set the mood and tone of a room. Often times windows transform a room and determine how we see it. What does this mean? Well, think about it, often the colors, textures, and furnishings we choose for the room and the activities we do within that room often are based on how much light windows let in.
