Your Materials take-off list

In order to get a relatively accurate cost estimation it is best if you have already you're your building site purchased (or at the very least picked out and under contract to purchase, i.e. earnest money paid, an agreement signed), and the detailed plans and drawings of your home. If you are planning on building your house, and want to try and save significant amounts of money, you are probably going to act as your own general contractor. Since you won't be hiring a general contractor, many people think that they become obsolete. This is entirely untrue. Although you aren't planning on actually hiring a general contractor, why not go ahead and just check to see if they can give you a good enough deal to change your mind? It is worth a shot. They probably won't, but by asking for a bid from them you get some valuable things, in fact, you get two things, and just those two make it worth it. Chances are you won't be changing your mind about owner building, especially if you put in the time to learn about it, and if you see the amounts of money you could save by building a house yourself. Homes do not seem like something you would need a warranty for, but if you buy a hairdryer and it turns out to be defective, you can take it back to the store and ask for a replacement; most stores, even if not obligated to replace the hairdryer, will do so. But what happens if you buy a new house and it proves to be defective? Can you just return it? No! Besides, where would you live while another home was being built? So, basically, you can't return it, but what can you do to set things right, and what can you do legally to protect yourself from taking a loss if a house is defective?

The first thing you can do is be selective. You have to take the responsibility to choose your builder carefully. Not all builders were created equal, and some do a better job than others. Most builders will come back and make adjustments for a year or so after you move in, but you still want to make sure of that when you hire a builder. You also want to check references. Price is not always a good indicator. To protect yourself, a good idea is to talk to previous customers before you sign a contract you can't get out of. Ask previous customers all the questions you can, and find out what they think of the builder's performance both before and after the house was finished. The house may have turned out great, but the process was not a good experience, so get someone that was in your shoes' input.

Cellulose Insulation

There are several different types of insulation available for your home today. One of these types is cellulose insulation. We are going to take a look at this type of insulation, how thick it is, and how it compares to other types of insulation.

Cellulose has an R-value of 3.2 per inch. So, what exactly is cellulose insulation? Well, it is a byproduct of the paper industry. It uses up to 75% recycled newsprint. It has been used as an insulator for many decades, but grew in popularity during the energy crisis of the 70's as a way to increase home energy efficiency while being environmentally responsible. Cellulose is an awesome insulation choice if you are concerned with the environment, however this is not the only reason for the growth in popularity of cellulose insulation. Also aiding it's growth was the shortage of fiberglass due to the intense short-term demand for insulating products which outpaced production. Everyone wanted to conserve energy, and cellulose insulation to become an overnight hit.

Because manufacturing costs are much lower than fiberglass, cellulose insulation is more reasonably priced. However, as the energy crisis ended, the cellulose industry was no longer the big booming industry is once was, but rather settled back into a minority status to fiberglass' majority. The Interest Clock

Your enemy in construction is not your supplier, or your subs. It is not your lender, without them you probably would not be able to build. Your enemy is the interest clock. When you break ground a little timer goes off, it is the timer on the interest clock...this means from the second you start actual construction, until your house in complete, you will be paying the bank, or lender, for the house.

Shorten Building Time to Reduce Interest

So, who wants to pay for something they aren't even using yet? Nobody. It would be like paying interest on a house that is already built for 6 months before you move in. But, that is how it goes. If you can plan well, and set a schedule that allows you to finish your house by your deadline, you will pay a lot less interest, and defeat this enemy that is going to cost you a lot of money. Interest is one thing you can't avoid. So save yourself some money by beating the interest clock and finishing sooner rather than later.

When you build a log home you are going to use logs. So let's talk about what you should look for in logs, what you should consider when building a log home, and what your best options are to get the best log home possible.

When it comes to logs you have a few options, kiln dried or not. There are important distinctions between the two, and for some conditions it really does not make a difference. For example, under normal conditions, all logs - kiln-dried or not - undergo a gentle cycle of swelling and shrinking, especially during the first few heating seasons of your home. Despite popular belief kiln-drying does not necessarily prevent this natural process. Wood shrinks when its cell walls lose moisture, and swells when its cell walls gain moisture. This is how wood in the wild, as well as all other wood, adapts to the relative humidity around it. Logs used in your home are no different.
The natural process of shrinking and swelling absolutely must be accounted for when you build a log home in order to keep your home weather-tight and draft free. If you have the time (which most people do not) it would be wise to take the logs you are using and let them acclimate to the weather and humidity for 6-9 months before construction begins.

Part of construction is having permits to build. Once you have bought a lot, designed your home, planned, planned, planned, and of course gotten your funding, you then have to get a permit to build your home. You need to be sure to leave plenty of time to get your building permits before you intend to break ground. Sometimes it takes a long time. Don't underestimate how long it takes. It can take 6 weeks or longer sometimes depending much on where you live and the bureaucracy of the building departments permitting process. With construction, it seems the closer you are to the coast, the more difficult the process is. So, where you live might influence how long it takes to get your building permits.

When it comes to building your home, you want to save money in as many aspects of the process as you can. One of the areas you can save the most in is materials and suppliers. As the materials are what your house is made of, you want to get as good a deal as possible, but keep the quality high. So how can you do this? The following is a list of suggestions

Find out what is returnable:

This is a great start! If you know what you can take back in advance, you will save money. S, cover your bases and ask for written return policies from every supplier you speak with or use. You want to be able to take unused materials back because let's face it, when it comes to building a house, you rarely come out exactly perfect on supply orders

Use purchase orders:

Using purchase orders will save you money because it helps you keep better track of all of the supplies you purchase, as you will be purchasing a lot of them. A P.O. is an order sheet you generate and either take in or fax to a supplier. It allows you to keep track of your purchases, as well as let subs pick items up, or order items that are needed, and you get the bill for them, and know what it is that was purchased.

Minimize inventory:

You don't want to keep items like drywall and windows around too long or chances are you will be paying for the same things twice as they may get broken easily. It is best to order doors when framing and sheetrock is complete, because it allows you to walk through the house with the supplier and get the right swing on every door. There are a hundred more examples of why you want to minimize your inventory, but the best thing is that if you can stick to a schedule, and have materials delivered when they are needed you minimize your exposure to theft and damage, and therefore increase your savings.

Get materials dropped where they will be used:

This is especially important with items such as bricks, blocks, sand, gravel, etc. Have items dropped in the most convenient locations. This means, if you are going to be using plywood on the second floor of the building, that is where you want the deliverymen to drop it. You are the customer, you should get what you want, so ensure that you do by writing special delivery instructions on your P.O.'s.

Keep materials protected:

You will only save money on materials if they don't get ruined. Cover them with visqueen or keep them inside the garage or house whenever possible. Keep lumber and plywood off the ground, stack it on pallets, or whatever it takes. You don't want your materials to be ruined because of poor planning on your part. Protect your materials and save a lot of money.

Protect materials from theft:

If items are easily moveable, they are easy to steal, so keep them locked up. This means tools, materials, etc. Theft happens, but it doesn't have to happen to you. Keep your materials locked up, and be the only one with the key.

Labor and materials are the two things you pay for in construction. You are going to be getting contractors and subcontractors to do the work on your building, and they will give you bids. When someone tells you they want to work for you, and gives you a bid for what it will take from you to have them work for you, they are going to tell you what they will do for you. They are going to give you not just a price, but what that price is good for. That means if they say they will have it done by a certain date, then you pay them the amount they ask, and they should have it done by that. Whatever agreement you enter into is what you will want to hold the sub to.

There is a basic thing to know when it comes to entering into an agreement with contractors or subs. Honestly, you only have two very basic options: when a bid comes in it is either for labor and material, or just labor.

While the answer to this question is very straightforward, it is still something that gets confusing, especially because you really should get both. Determine The Real Cost Of The Property

Before you buy a property, determine the actual cost of the lot vs. the listed price of the lot. What do I mean by this? You may think that a lot is a great price, and that you are going to save a whole bunch of money by buying this lot over another lot, and building there. However, this may or may not be the case. For example, one lot may be several thousand dollars cheaper, but if you have to put in a new water well and a septic system, you need to add that to the price. Check all of those types of things, and get estimates for everything from utility hookups to tree removal so you have a clear idea of what the lot will actually cost you, before you buy it!

Once you have determined your bottom line on the cost of the building site (purchase price, soil removal or additions, utility hook ups, water, septic, tree removal etc.) it is time to determine if it is worth that price. Don't let cost determine value. You want to save some money, and to do that you have to find a lot that will be a good price, but that will be a good value as well.

Locating structures and planning for utilities

When you build your house, you start by marking out where things are to be on the lot. You will want to locate all of the structures, and mark them with stakes, and you will want to plan carefully for your utilities. You have surveyed and marked the edges of your property, now it is time to mark where the house or structures (garage, sheds etc.) are going to be. The larger the lot, the less exact you have to be. You are basically doing this so that you do not build where you aren't supposed to. You will be marking the corners and edges with stakes. But because stakes are easily moved, you will want to double check any measurements before you start pouring foundation etc. It is not unheard of for children to play on a building site and move stakes. But don't let that cause you grief, just double check.

When you build a house, if you can stay on schedule you will have a lot of savings. Staying on schedule seems to be difficult to do, but the benefits are great, you pay less labor, less interest, and you have less time away from work. So, plan effectively and you can stay on schedule and reap the benefits.

Planning effectively doesn't just mean having a detailed spec and blueprint of your house, it means having an accurate and realistc schedule, and staying on top of that building schedule.
