If you're looking to add more space to your home but aren't quite sure where you can build you might want to consider adding an above garage bonus room. Most houses do not have enough space to the sides of them to add an extra room, and not very may people want to take up their back yard space, so if you have a garage with nothing over it this might be the perfect place to add a bonus room. There are several pros and cons to adding an above garage bonus room. Let's take a look at some of each.

Pros of adding an above garage bonus room
By adding a bonus room above the garage you are opening yourself up to several advantages.

Some of those include:

  • More Space: Adding an above garage bonus room can give you the extra space you are looking for. Whether you live in a small, medium, or large home building a bonus room above the garage can give you extra space for storage, another bedroom, bathroom, family room, or whatever you want it to be. It's the perfect place to build an addition as it doesn't require you to sacrifice any of the existing land that your home is already sitting on; you're building on top of something that is already built on the property.

  • Adds value to your home: When it comes to adding on to various parts of your home, giving yourself more space will always add value onto your home and increase the selling price. If you need more space but the real estate market isn't doing well, your best bet might be to build an addition onto your house anyway, so consider using the space above the garage.
  • Selling Feature: If you aren't planning on being on your home for the rest of your life and eventually want to sell, a bonus room is a great selling feature. There aren't a whole lot of home buyers out there that aren't looking for more space, so with that extra bonus room you have a slight advantage over another home in your neighborhood.

Cons of adding an above garage bonus room
Although it may seem like there are not many cons to adding more space with a bonus room there are some disadvantages to consider:

  • Weather changes: Because it's an addition above the garage you have to consider that when the weather changes the temperature in your bonus room will also be affected. Usually when it gets hot so does that top floor, and when it gets cold in the winter time so will that bonus room. Investing in some good insulation is a key to adding a bonus room so you are less affected by changes in temperature.

  • Noise: Another disadvantage to building a bonus room above the garage is the noise. Whenever that garage door opens and shuts you're going to hear it and it's not a small noise. Garage doors usually make a lot of noise when they operate so if you're thinking of adding a bedroom above the garage that's something to keep in mind because whoever sleeps up there will definitely hear when people leave and come home.

  • Lots of work: Adding a bonus room can be a lot of work, so if you planning on building the addition on yourself be prepared for some hard labor and a lot of your time. There are also things to consider like building and electrical permits and also plumbing permits if you're planning on adding a bathroom in the bonus room.

As you can see there are several pros and cons of adding an above garage bonus room. What you have to decide is if the pros outweigh the cons or vice versa
