There are some things in a home that if they are remodeled they can increase the value of a home, and there are some things that may not affect the value of a home. It is important for a person to know what they should remodel to increase the value of their home.

Kitchen

The kitchen is one of the best places to update and remodel to increase a home's value. Families spend a lot of their time in the kitchen so usually when people are looking to buy a home they pay a lot of attention to the kitchen. A person can remodel their kitchen cabinets, the floor, the fixtures and appliances, and the countertops.

Bathrooms

The bathrooms are other places in a house that if remodeled can increase the value of the home. Adding a jetted, oversized tub and shower to the master bathroom can be a great way to catch a buyer's eye and increase the value of a home. Also, having at least a half bath on each floor of the house can increase the home's value.

Finished basements

There is a lot of space in the basement of houses, and making the basement a finished basement adds more living space to a house. This can definitely increase the value of a home. Some people like to put game or theatre rooms in their finished basements.

Flooring

Hardwood floors can increase the home's value. Many homes may already have wood floors under their carpeting and the floors just need to be refinished. This can keep the remodeling less expensive; while still increase the value of the home.

There are also things on the outside of a house that should be included in a remodel to help increase the home value. For example, a new roof, a new coat of paint on the garage doors, or a new deck can all increase the value of a home.

This is one of the main questions that people ask when they think about remodeling their home to increase its value. There are positive and negative aspects to each option. If a person can do the home remodeling project on their own, it may take more time but they will get a bigger return since they do not have to pay someone else to do the work.

But, there are some home remodeling projects that a person should not do themselves, or at least it might end up looking better if a professional does the job. Though the return will be less sine the person had to pay someone to do the work, the job may get done quicker, be higher quality, and look better than if they did the work themselves.

Though it seems that a person cannot go wrong when they are increasing the value of their home by remodeling, there are a few things that they should be careful about. For example, a person should not increase the value of their house too much above the value of the neighborhood the house is in. Usually a house does not sell for much more than 15% of the neighborhood's norm, not matter what improvements have been made.
