Remodeling your house can be an extensive project, especially if you plan to remodel on your own. A common question many home owners tend to ask themselves is: "should I use an architect when building or remodeling my house?"

There is never a clear cut answer to this question, the scope of the project, the complexity of the changes and your budget are all considerations that will factor into whether or not it is a good idea to use an architect. Either way there can be advantages or disadvantages to using an architect.

The plans you have for your remodeling or building process are the biggest factor you need to take into consideration. If you make minor changes here and there, consulting an architect could end up slowing down the overall process and end up costing you more money than you need to spend. A general contractor may be the best route for you if you plan to make several changes.

Hiring an architect will be beneficial in a situation where you are remodeling your house that is older and needs significant changes. An architect can also add flair to your existing plans. Modern building codes require extensive knowledge and an architect will be well versed in the modern building codes. If you try to build a home or remodel a home on your own without the proper knowledge of the building codes, you can end up making costly mistakes and cause problems that will stop your project when the building inspector comes to make sure you are complying with code. Architects are also up to date with the new design trends and amenities that you may not have considered or even know about. For many, hiring an architect will save time and money and provide a new look to your home remodel that you may not have been able to achieve on your own.

If you are planning to make an addition or alter the room size and shape, an architect is a necessary commodity. Minor changes to the plumbing, electrical or heating system will also require the use of an architect. When you hire an architect, they will explore your lifestyle and use of the house, access the structure of your house, and draw up plans that will fit your desires and the structure's requirements. If your city codes require it, you may also have to submit plans with an architect's seal before you can begin your home remodel.

Building a home will require the use of an architect and they will also have to hire a contractor to do the work that they draw up. Going to an architect for designs and drawing can lead to higher costs, but it will help the general contractor. If you decide to overstep the use of an architect and go directly to a general contractor, you may save a few thousand dollars, but if the subcontractors run into trouble, you will need to hire an architect to fix the problems.

The best plan you can follow is to meet with several architects and discuss how they can help your home remodeling or building project. Architectural consulting and drawings should account for only 2% of the project costs. The contracting and materials will be an additional cost. You may find that consulting an architect isn't as expensive as you think. There are firms who will give you a $200 estimate for a small home remodel job like building a wall or replacing an entry way. An architect can create a plan that makes excellent use of space and cost $400, to include the price of hiring the general contractor.

Other architectural firms will charge you $2500 for a consultation, so you really need to shop around when hiring an architect.

I did drafting services for many homeowners and handymen even going to city hall with the home owner for plan corrections
in the L A county and from my experience you can save a ton af money if your a home owner and be responsible for the entire project as long as the handyman follows through you should be O K remember that building department will not sign off on it until drawings and notes are up to code.
