Staying on schedule

Get things done on schedule means less labor, less time away from work, and less interest paid on your loan!

When you build a house, if you can stay on schedule you will have a lot of savings. Staying on schedule seems to be difficult to do, but the benefits are great, you pay less labor, less interest, and you have less time away from work. So, plan effectively and you can stay on schedule and reap the benefits.

Planning effectively doesn't just mean having a detailed spec and blueprint of your house, it means having an accurate and realistc schedule, and staying on top of that building schedule. This element of planning is going to save you a ton of money just for the fact that you can have materials delivered when you need them, which means less gets stolen. It also means that there is no storing materials for long periods of time which usually results in damage. Or, waiting on materials and paying for time that is not being spent wisely because there is no materials to work with. Staying on top of a schedule also means getting building department inspections done on time, knowing when you need which contractor at your site, and when you can move in.

Less labor:
This really means less labor costs, you won't pay people to sit around, and you won't have 8 months or 10 months worth of work to pay for, rather you will have 6. This is huge savings.

Less time away from work:
You might think you can build a house in your spare time, but the fact is you need to be on site to check on work, and to ensure progress, and that is a pretty full time job. You will likely need to take some time off work, or at least visit the site during your lunch hour each day. So, if you can get things done on schedule, it will mean you can get back to a normal work routine faster.

Less interest:
You pay interest from the day you break ground until the loan is paid off, but you don't usually start paying down the loan until you move in (generally because you have living expenses on top of your interest that you have to pay while your house is being built). So, if you can finish sooner, you can move in sooner, and pay much less interest.

How to plan your schedule:
There are 20 major processes needed to build a single family home on a standard lot with utilities at the curb. Planning these 20 processes carefully and in detail is where you will save the most money. The details of the project are where the money is going to be saved. Take this list of the 20 major processes, and know how and what you will do with every aspect and detail associated with them.

  1. Preconstruction preparation
  2. Excavation
  3. Pest control
  4. Concrete
  5. Waterproofing
  6. Framing
  7. Roofing
  8. Plumbing
  9. Electrical
  10. HVAC
  11. Siding or masonry
  12. Doors and windows
  13. Insulation
  14. Drywall
  15. Trim
  16. Painting
  17. Cabinetry
  18. Flooring and tile
  19. Gutters and downspouts
  20. Landscaping and driveway

Since these processes must be done in certain orders, for example you can't have your drywall put in before the interior of the wall is finished, you have to plan ahead, coordinate schedules, and do things the right way so you don't have to back track, rip out, pay through the nose to have the same work done more than once. So, plan ahead, and make sure you stick to the schedule you set.
