Determining if you should owner-build or pay a contractor

Are you looking into building a new home or remodeling the home that you have? If you are thinking about doing that, then you will need to decide if you want to build the house yourself or if you want to pay a contractor to do the work for you. There are a lot of advantages to both sides, and sometimes it can be difficult to determine what is right for you! Here are some of the ways that you can determine if you should owner-build or pay a contractor:

Your experience: What kinds of experience do you have with home building? Remember, building a home or remodeling a home is very different from building, say, a tree house. If you have a lot of experience, then you might want to build your home yourself. However, if you do not have a lot of experience (and you don't have the time or resources to learn!), then you might want to pay a contractor instead.
How much time do you have? Another thing that can help you determine if you should owner-build or pay a contractor is the time factor. When do you need your new or remodeled house to be completed? If you are a less-experienced builder and are under a time crunch, then you might want to have a professional contractor come in and do the work for you.
How experienced are your contractors? Sometimes when you want a specific job done, you are worried that "not just any old" contractor will be able to do the trick for you. If you seem to be dealing with inexperienced contractors who might not do a good job on your house, then you might want to do the job and make sure that it gets done right! One of the great things about building a home yourself is that you are able to build and make things exactly as you want them to be! So, if you aren't finding the right kind of contractor to tackle the job like you want it to be done, then you should look into building or remodeling your home yourself!

How to stay on schedule when building

There is no foolproof way to keep your building project on schedule. In any project, there will be inevitable delays that might cause other areas of the project to be delayed as well. Any delay can have a domino effect so you want to avoid as may delays as possible.

Hiring right
Probably the most important decision you will make when building your new home is who your general contractor will be. This person is in charge of managing the whole operation, including the materials and subcontractor. This one person can keep your building project on schedule or let it fall disastrously behind. Because of this, you want to make the right choice when selecting a contractor.
The number one way to make sure that you get a good contractor is to do your research before settling on a builder. You have to ask around and check references. The best indication that a builder can get the project finished on schedule is if he has finished other projects on schedule. Just like at your job, some people are better able to meet deadlines than others are.

Building a "green" home, what should you do?

If you want to build a "green" home, you want to build your home in such a way that the construction process and the energy consumption of the house is as environmental friendly as possible. This is not only a social responsible choice, given the diminishing supply of natural resources, but it is also a financially responsible choice. The recycling of water and alternate power used in your green home will save you money on utilities every month.
You will need to begin your green home before the first shovel full of dirt is lifted in the construction process. When finding a builder you should specify that you are interested in a green home, also called "sustainable architecture" or "natural building". You will find that there are builders who specialize in the green homes. These builders will already know what plans are available, where to find the natural materials needed, and which subcontractors will be able to best assist in the building process.
Once you have a "green" builder you can sit together and make decisions about the green features of your home. One of the most important features will be the energy source and conservation. Green homes are typically solar powered. You will want to use the latest technology to ensure that you are getting a good, passive solar design. With this design, solar power is stored so that when the sun is not out the heat remains.

So, let's take a look at storm doors. Adding a storm door that costs about $200 or less is generally a good investment if your existing door is old, but still in good condition. However, adding a new (or more expensive) storm door to a modern foam core door is not generally worth the expense since the added energy saved is very small.

They must be properly sized and placed to give a sense of balance and scale to the home. Improperly sized windows can make a home look "funny". Inside, they provide natural light and frame our view of the world. Both of which are important. A window, especially a decorative window, can also set the mood and tone of a room. Often times windows transform a room and determine how we see it. What does this mean? Well, think about it, often the colors, textures, and furnishings we choose for the room and the activities we do within that room often are based on how much light windows let in.

It can seem like a lot of trouble to learn all of the standard dimensional specifications, but think of it this way, if you know the exact number of inches there must be between the wall and the furnace, then you can make your plans with enough space, rather than try and create the needed space after you started building.
