But what happens if you buy a new house and it proves to be defective? Can you just return it? No! Besides, where would you live while another home was being built? So, basically, you can't return it, but what can you do to set things right, and what can you do legally to protect yourself from taking a loss if a house is defective?

The first thing you can do is be selective. You have to take the responsibility to choose your builder carefully. Not all builders were created equal, and some do a better job than others. Most builders will come back and make adjustments for a year or so after you move in, but you still want to make sure of that when you hire a builder. You also want to check references. Price is not always a good indicator. To protect yourself, a good idea is to talk to previous customers before you sign a contract you can't get out of. Ask previous customers all the questions you can, and find out what they think of the builder's performance both before and after the house was finished. The house may have turned out great, but the process was not a good experience, so get someone that was in your shoes' input.

Cellulose Insulation

There are several different types of insulation available for your home today. One of these types is cellulose insulation. We are going to take a look at this type of insulation, how thick it is, and how it compares to other types of insulation.

Cellulose has an R-value of 3.2 per inch. So, what exactly is cellulose insulation? Well, it is a byproduct of the paper industry. It uses up to 75% recycled newsprint. It has been used as an insulator for many decades, but grew in popularity during the energy crisis of the 70's as a way to increase home energy efficiency while being environmentally responsible. Cellulose is an awesome insulation choice if you are concerned with the environment, however this is not the only reason for the growth in popularity of cellulose insulation. Also aiding it's growth was the shortage of fiberglass due to the intense short-term demand for insulating products which outpaced production. Everyone wanted to conserve energy, and cellulose insulation to become an overnight hit.

Because manufacturing costs are much lower than fiberglass, cellulose insulation is more reasonably priced. However, as the energy crisis ended, the cellulose industry was no longer the big booming industry is once was, but rather settled back into a minority status to fiberglass' majority. Basement bathrooms are a great idea, especially if you spend a lot of time in the basement entertaining, working, playing, etc. It is much more convenient for you, your family and your guests to have an additional bathroom. And why not? Basement bathroom remodeling is not as hard as you think it may be. The only problem with basement bathrooms is if the plumbing line is above the level of the bathroom. However, as long as you have access to plumbing and electrical outlets, you should be able to put in a basement bathroom.

When it comes to basement bathrooms, you are either going to remodel one, or put in a new one. So, let's assume you have some sort of a bathroom facility in your basement already and are just looking to remodel a bathroom, what should you do? The first thing you'll need to do is create a remodeling plan and draw a floor plan or layout. How to find a lot

Once you know the areas you want to live in, and what the house you want to build will require in a lot, you can go lot shopping.

Where do you find a lot? Start by driving the streets of the areas you want to live in. This is the best way to find a lot in the place you really want to live. By doing these things you get a better idea of whether or not these neighborhoods are ideal for the type of home you want to build. Also, driving the streets gives you a feel for what living there will be like, and allows you to keep your eye open for lots that are for sale.

Real Estate Agents

After you drive the areas, and know for sure that you want to build there, a great way to find a lot is to enlist the help of a real estate agent. If you don't know any agents in the area, a great way to find one that probably knows their stuff is to look at the for sale signs and call one of the agents on those.

Having an agent is valuable because they can do a lot of follow up work on lots you are interested in, they can tell you how long they have been for sale, if the title is free and clear, and what it might take for you to purchase the lot. They can help you find a lot by looking on the local MLS, and setting up times for you to go and look at all of the lots available. If they have been doing this for a long time they can also offer valuable insights and advice about the lots you look at, and can help you find one that best fits your needs. Agents can also help you look into modified lots, and help you find out who owns them, and whether or not they are willing to sell them, and for what price.

Home Appraisal

Why do you need a home appraisal? A home appraisal is an important factor of the home buying and building process. In order to borrow money from a lender, the home has to be appraised to be as valuable as the sum being borrowed. A lender can't lend you more money than the property and home you will be using it on is worth. Thus, due to this fact, someone has to come out and "appraise" the home, or if you are planning to build the home, the plans and specs will need to be appraised. You will need to have a certified appraiser come out and determine how much your house is worth? How does an appraiser come up with the number they do from their home appraisal? Well, it is a process.

A home appraiser is paid for their opinion, backed up by some fact, or what your home is worth. A home appraisal is not always set in stone, and seems to magically come in right about where you need it to.

Home Appraisal Factors

The value the appraiser puts on your home is determined by various factors. One is the square footage, and bedroom and bathroom numbers. Others include the lot size, etc. How clean (tidy and organized) your house is does not make a difference in the value the appraiser puts on the home, other than a cleaner, tidier house makes a better impression. However, amenities and features are the factors that determine the number, not how clean the toilet is.

The next big factor of a home appraisal is the comps. What is a comp? A comp, or in other words, a comparable, is a way that a home appraiser can get an idea of the "market value" of the home. The cost of a home to build differs significantly from the "value" of the home. So, a comparable is the sales price of homes in the same area that have the same features--square feet, beds, baths, style, or type. These comparables can make a huge difference in what a home appraisal will come in at. When an appraiser makes a home appraisal they take your home and find homes in the area that are similar to yours, and that have sold recently (in a medium market this would mean homes that have sold in the past 6 months or so), and compare them. The goal of the appraiser is to find homes in the area that are similar to yours that have sold at or around the price you are looking for in your home appraisal.

The Interest Clock

Your enemy in construction is not your supplier, or your subs. It is not your lender, without them you probably would not be able to build. Your enemy is the interest clock. When you break ground a little timer goes off, it is the timer on the interest clock...this means from the second you start actual construction, until your house in complete, you will be paying the bank, or lender, for the house.

Shorten Building Time to Reduce Interest

So, who wants to pay for something they aren't even using yet? Nobody. It would be like paying interest on a house that is already built for 6 months before you move in. But, that is how it goes. If you can plan well, and set a schedule that allows you to finish your house by your deadline, you will pay a lot less interest, and defeat this enemy that is going to cost you a lot of money. Interest is one thing you can't avoid. So save yourself some money by beating the interest clock and finishing sooner rather than later.

Calculate Interest

To motivate yourself to get your plans working faster, you should figure out how much interest you are paying each month, day, and hour. That should give you an idea of how much money you really can save by sticking to a schedule, and having actual figures in your head will be a great motivator.

Factors in Home Site Selection

You have a lot picked out and purchased, you have your blueprints for your house, and you have the materials waiting. Now what do you do? You look carefully at your lot and decide where the best place to put your house is on the lot you bought.

So what do you consider?

If there is a good view from your lot, that is going to really help you decide where to put your house, and could save you a whole lot of time in making a decision...you want it facing the view! Even if it means you flip-flop your house, because the view is off the back of the lot, you will want your main rooms (living room, family room, kitchen, and master bedroom) to be oriented to face the view. Otherwise you might be wasting one of the best features of the lot.

Relationship to other existing homes:

If every house in your neighborhood is set perpendicularly to the street, and you put your house on a weird angle, it is going to really stand out. And, this isn't the kind of standing out you are going for. The same goes for how close to the street, or how far back other homes are. You want your house to blend into its environment and fit in with the neighbors! So, try to site your house similar to those around you in order to make your house a positive to the neighborhood rather than a negative.

Home Design and Planning

When you want to build a house one of the best parts is in the planning and designing of it. Now you know that you can build your own house and save a lot of money doing it if you plan carefully, and make frugal decisions.

So, it is time to actually plan, and design the house. One of the perks of building your own home is that you get to design it yourself too. Of course you could pay someone to design it for you, but why do that? Instead, make some of your own decisions, and then have someone help you put them into a plan and design that works. Do you want one story or two? Do you want bay windows in the front? How important is a big kitchen, and a large master bathroom? You don't have to go by what the builder usually does, or pick one of their plans, you can make your own if you use a builder that allows that flexibility, or if you choose to owner build.

Custom Home Design

Each planning and design choice comes with a set of consequences, both good and bad, that you will have to deal with. What does this mean... what kind of consequences? Well, if you design the perfect house for you, you will really enjoy it, but if you make it too specific to you, it may be difficult to sell later.

How is that possible? Think of it this way for example, if you have a large family, with lots of children, and one of your children is handicapped, you may build a big house with several bedrooms, and spend a pretty penny making everything handicap accessible, but when you go to sell, it is going to be hard to find someone that needs, or wants, a handicap accessible house with that many bedrooms. They may prefer to have larger living spaces and fewer bedrooms.

Permits

Part of construction is having permits to build. Once you have bought a lot, designed your home, planned, planned, planned, and of course gotten your funding, you then have to get a permit to build your home. You need to be sure to leave plenty of time to get your building permits before you intend to break ground. Sometimes it takes a long time. Don't underestimate how long it takes. It can take 6 weeks or longer sometimes depending much on where you live and the bureaucracy of the building departments permitting process. With construction, it seems the closer you are to the coast, the more difficult the process is. So, where you live might influence how long it takes to get your building permits.

It can also be a little more time consuming effort the closer you get to large metro areas. The good news is that it is a level playing field--everyone you are competing against will have the same bureaucratic disadvantages. Each area will have different permit requirements, fees, and inspections, but there are some basic items you will likely encounter.

Save Money With Suppliers

When it comes to building your home, you want to save money in as many aspects of the process as you can. One of the areas you can save the most in is materials and suppliers. As the materials are what your house is made of, you want to get as good a deal as possible, but keep the quality high. So how can you do this? The following is a list of suggestions

Find out what is returnable:

This is a great start! If you know what you can take back in advance, you will save money. S, cover your bases and ask for written return policies from every supplier you speak with or use. You want to be able to take unused materials back because let's face it, when it comes to building a house, you rarely come out exactly perfect on supply orders

Use purchase orders:

Using purchase orders will save you money because it helps you keep better track of all of the supplies you purchase, as you will be purchasing a lot of them. A P.O. is an order sheet you generate and either take in or fax to a supplier. It allows you to keep track of your purchases, as well as let subs pick items up, or order items that are needed, and you get the bill for them, and know what it is that was purchased.

Minimize inventory:

You don't want to keep items like drywall and windows around too long or chances are you will be paying for the same things twice as they may get broken easily. It is best to order doors when framing and sheetrock is complete, because it allows you to walk through the house with the supplier and get the right swing on every door. There are a hundred more examples of why you want to minimize your inventory, but the best thing is that if you can stick to a schedule, and have materials delivered when they are needed you minimize your exposure to theft and damage, and therefore increase your savings.

Get materials dropped where they will be used:

This is especially important with items such as bricks, blocks, sand, gravel, etc. Have items dropped in the most convenient locations. This means, if you are going to be using plywood on the second floor of the building, that is where you want the deliverymen to drop it. You are the customer, you should get what you want, so ensure that you do by writing special delivery instructions on your P.O.'s.

Keep materials protected:

You will only save money on materials if they don't get ruined. Cover them with visqueen or keep them inside the garage or house whenever possible. Keep lumber and plywood off the ground, stack it on pallets, or whatever it takes. You don't want your materials to be ruined because of poor planning on your part. Protect your materials and save a lot of money.

Protect materials from theft:

If items are easily moveable, they are easy to steal, so keep them locked up. This means tools, materials, etc. Theft happens, but it doesn't have to happen to you. Keep your materials locked up, and be the only one with the key.

Get discounts:

There is no better way to save money than to get discounts. Often times there are early payment discounts.

How to get your suppliers to deliver results

Keeping your suppliers, contractors and subcontractors working hard for you is going to be very important if you are going to build your home at a reasonable schedule and with good quality materials. If you can learn to master the art of getting suppliers to work hard for you, you will save a lot of time, energy, and money. So, this starts with trust. If you can't trust your suppliers you can't save money, so it is important to keep them trust worthy, and working hard for you.

How do you do that? Basically it boils down to one thing, and one thing only, money. In order to keep them working hard for you, you pay them! They are people that have families to support, and are in the business for the same reason everyone else is...to make money. Even if they started out in the field because it was what they loved, if they couldn't feed their family doing it, they would have stopped. So, give them money to feed their family and they will give you the level of service and work you deserve. However, this does not mean pay through the nose and be taken advantage of. It means, learn to use money as a means of managing your suppliers, and getting them to do what you want, when you want.

Staying on schedule seems to be difficult to do, but the benefits are great, you pay less labor, less interest, and you have less time away from work.
