The least expensive way to build a home

Building a home can be as cheap or as expensive as you want it. You decide which products to use and so can control how much you spend on the bathroom or kitchen. Here are some tips for building the home you want, the least expensive way possible.
First off, if you are good with your hands or know how to build houses or lay down tile, do whatever you can yourself. If you know about plumbing, then do all the plumbing yourself. You don't need to spend money paying someone to do something when you know how to. You will save tons of money by doing anything you can yourself. Remember, most everyone can paint and knows how to, so you can save money there even if you don't know how to do anything else yourself.
If you are familiar with the business or just want to do it yourself, don't hire a contractor. Many contractors just sublease the projects anyways and don't do things like the plumbing or painting themselves. It will be a stressful job, but if you think you can handle it, then be your own contractor. If you don't think you can handle it then hire a contractor. It will end up saving you money if you aren't able to do it.
Have your family help you. Make a Saturday a day where you all go to the new house and paint the rooms, or lay down the tile. You will have fun as a family and will save money because you don't have to pay someone else to do it.
Buy products that are energy efficient, but that won't break the bank. For example, spend the extra money to get good windows. You don't have to buy the ones that have the blinds inside the windows, but buy ones that aren't going to let any cold or heat out. You will save money on your heating bills and won't have to replace them in 5 years. Plus the nicer windows will help make your home look better and more expensive, when in reality, they weren't that much more.
Be creative. Use materials that most people wouldn't think of using. Use things that you have from your old home or things that you found in the clearance aisle. The materials that are usually sold in the clearance section of hardware or furniture/appliance stores are usually just the model that was just replaced. They are still fine and you can usually buy them a lot cheaper.
Plan everything. Before you even go to the person you have designing your home and who is making the blueprint for it, write down what you want. You need to have a clear picture of what you want your home to look like. Don't waste your money thinking you want something and then changing your mind half way into building the house. If you are going to want a huge refrigerator in the kitchen then make sure you have the architect design it that way.
Don't waste space. Don't build a huge house when you aren't going to use half of it. Build what you want, but don't put in 3 extra rooms just because you have the money. Put in 3 rooms that you want, like a game room, toy room for your kids, or a dining room. Don't spend tons of money where it doesn't need to be.
Building a house can get real expensive real fast. Make sure you have everything planned before you start buying materials or hiring people to build your house. Planning and paying strict attention to detail will help to make sure that you get the perfect house, with the perfect price.
