Make sure that you are prepared for this and that you know of added costs that occur when you build a home. Many people are surprised at just how many added costs that there are that they didn't even know about. Here are things to add to your overall cost when building a home:

Cost of land
There obviously is the cost of the land that you put the house on. This does not come cheap and it needs to be in good shape to build. A lot of times the land will require a lot of things before they builders can start work on your home. Here are some things to add to your land costs:

Gas lines
Gas lines need put in before construction can begin on your home. If this isn't already pre-serviced on the land then you will have to pay to get this done.
Water lines
The same thing goes for the water lines. If you don't already have water lines in the ground where your house will be, then you will need to have someone install them. After all, if you don't have water, then you won't be able to do much of anything in your new home.
Sewers
A sewer will also need to be put in for obvious reasons. This is very expensive, so plan on this as an added cost of land.

If the land has already been serviced for these things, then you won't have to get them put in, but it still is going to cost extra.

Servicing fees
Another added cost when building a home is your site and servicing fees. These are needed in order to build a home and they include: surveys of the land, permits to build, insurances in case of damage or loss, consulting fees and development fees, connection fees, utilities, sanitary & water systems, site clearing, driveway, landscaping, demolition, blasting, furniture, appliances and decorating costs.

Construction costs
Don't forget the cost of construction. The cost of construction includes things like: design and size of your home. It also includes the price range of the many different selected features and materials that you want for your home. Each kind of material and upgraded features that you do will add to your overall cost when you are building. Each new feature and upgrade will be charged.
