Thinking about resale value when building


When you are building there are a lot of things that you might need to take into consideration. One thing that you really should think about is resale value. If you are building a home and are not sure what things are going to help with the resale value here are some things that are worth thinking about when it comes to the resale value when you are building.

The first thing you will want to think about is the kitchen and master bathroom. The reason why these things are so important is because studies have been done and have proven that the two things that most people consider when they are buying a house it the kitchen and master bathroom. Because of this you will want to make sure that you make both your kitchen and master bathroom inviting. It doesn't mean that you have to go all out and spend a fortune to make these rooms look the best. You just want to make sure that you take time to consider what goes in them. Such as paint, faucets, and flooring.


The second thing is to consider the square footage of your house. Square footage is a huge part of the resale value. The more you have finished in your house the higher resale value it is going to have.

The third thing is the exterior. If your house is all brick, rock and stucco it is going to be worth more than a house that has brick but mostly siding. The reason for this is because brick, rock, and stucco cost more than siding and are more durable which helps bring up the value.

The fourth thing is the type of flooring you have. If your house has Wood flooring and tile it is going to have a higher resale value then a house that has linoleum. Also if your house has Real wood floors it is going to have a higher resale value then a house that has laminate flooring.

The fifth thing is a fireplace or a jetted tub. These things are going to have a higher resale value than a home that does not have these things. You will also have a higher resale value if you have two and a half baths instead of just 2 baths. Same with bedrooms, if you have a house that has 3 bedrooms and a toy room (which cannot be sued as a bedroom because it doesn't have a window) and you have a house next door that has four bedrooms. The house next door that has four bedrooms is going to have a higher resale value.

The sixth thing is the location. If you build a huge home in a location where there are not other big homes around you this is going to bring down your resale value. But if you build your average side home in a neighborhood where all of the homes are bigger then average homes your house is going to have a higher resale value than it would if you had built in another neighborhood that had the same size of house as yours.

These are just some of the things worth thinking about when it comes to resale value when building. You will want to make sure that you do some research before you build from the neighborhood to build in to what type of house, to the things that go into it. These are all things that are going to either help or hurt the resale value of your home.
