Once you have those, the best thing to do is start with a material's take-off list. There is no way to get an accurate cost estimation if you don't have detailed specs or plans and a good material's take-off to go from. You can have this drawn up by a number of people, but either way, you will need one in order to get a good cost estimation, which of course, you need as well.

Here is some information for you to understand how important elevation is to you and your home.

To begin with, let's determine what we mean by elevation. In this case we aren't talking about the height or the altitude of your home although this is also important. Elevation in this instance refers to the appearance of the home from the outside. How many different rooflines there are, how many curves and corners around the house, how many different levels there are and if they are all the same shape and size, etc. Basically, elevation is the way that the house looks like from the outside. Choosing the paint sheen for your new home

Whether you are building a new home or purchasing one that was already built, there are many things that are important to you as you begin to make the home your own. There are so many decorating options that need to be taken into consideration to make your home look just the way you want it to. There are many things that can be changed on the exterior of the house to make it look the way you want to. One of the most important choices you will make while deciding what you want your house to look like is the paint color and sheen of the paint for your home. Here are some tips that will help you to make the best paint sheen choice when you decide to paint the outside of your house.

There are some important considerations to make before you even begin to decide what you want to do with the outside of your new house. Many neighborhoods, especially new developments, have what are called CC&Rs. This is short for Covenants, Conditions and Restrictions. Many developments put these in place to protect the investment of everyone in the community from someone who refuses to maintain their property or makes decorating choices that detract from the desired appeal and feel of the community. Few people would want to have a house painted like a rainbow on the outside on their street if they were ever planning of selling their home. It would not be appealing to other customers and would decrease the value of the home and that of all the others in the neighborhood. This is the reason why CC&Rs are in place in many developments. While these are intended to protect you from others, they may also limit the choices you have when you are decorating your home. They may require that you have a certain type of shingle on your roof or that a certain percentage of your house must be stone or stucco. These restrictions can influence the choices that you make. It is best to find out exactly what is and is not allowed in your neighborhood, even before you decide to move there, so that you can make wise decisions. If you do something to your home that is not allowed in the CC&Rs, the neighborhood association is allowed to require you to change it (normally at your own expense) or they can place a lien on your home and property. This is a situation that nearly everyone would want to avoid.

They must be properly sized and placed to give a sense of balance and scale to the home. Improperly sized windows can make a home look "funny". Inside, they provide natural light and frame our view of the world. Both of which are important. A window, especially a decorative window, can also set the mood and tone of a room. Often times windows transform a room and determine how we see it. What does this mean? Well, think about it, often the colors, textures, and furnishings we choose for the room and the activities we do within that room often are based on how much light windows let in.

Construction Schedule

When it comes to construction there are two things you can't do without if you want to make and save money: a budget and a schedule. Once you establish a good budget that you can meet, you will need to have a schedule that you can stick to. You can ask general contractors for bids that include a line by line schedule. Use these to create your own schedule. If you have a general contractor write out a time line that will keep the project within your deadline you can use this information. It will be very valuable to you because it will give you an idea the sequence, and of the duration of each trade involved for your specific house. So, use the schedules provided by the general contractors, and advice from subs about their time line to create a working schedule for your project.

Creating a schedule is a great place to start when you want to save money, or if you just want to get in your house in a decent time frame. Just like with the budget, there is something about putting things in writing that helps you stick to them. If you create a schedule, with all the steps to completing your home on it, you have a very good chance of actually finishing your home by the time you want to (in a 6 month period), which will lead to very large savings.

Cellulose Insulation

There are several different types of insulation available for your home today. One of these types is cellulose insulation. We are going to take a look at this type of insulation, how thick it is, and how it compares to other types of insulation.

Cellulose has an R-value of 3.2 per inch. So, what exactly is cellulose insulation? Well, it is a byproduct of the paper industry. It uses up to 75% recycled newsprint. It has been used as an insulator for many decades, but grew in popularity during the energy crisis of the 70's as a way to increase home energy efficiency while being environmentally responsible. Cellulose is an awesome insulation choice if you are concerned with the environment, however this is not the only reason for the growth in popularity of cellulose insulation. Also aiding it's growth was the shortage of fiberglass due to the intense short-term demand for insulating products which outpaced production. Everyone wanted to conserve energy, and cellulose insulation to become an overnight hit.

Because manufacturing costs are much lower than fiberglass, cellulose insulation is more reasonably priced. However, as the energy crisis ended, the cellulose industry was no longer the big booming industry is once was, but rather settled back into a minority status to fiberglass' majority. There are only a few companies selling cellulose insulation today.

10 Planning Rules to Make Money

1. Make it easy for bids to be right: if you want to make money you have to know your costs, and control them. You can't do that if you give shoddy or incomplete plans to subs and suppliers for bids. Your job means working out all the potential problems on paper, before they come up on site. If you can do this, your bids will be right on, and you will make tons and tons of money.

2. Keep walls simple and lined up:
if you want to stay under budget, and build your dream house for a reasonable amount, you have to plan it so the construction costs are low, and the value is high. Fancy, and broken up walls, that don't align are expensive to put in, and don't make the resale value that much higher. So make money by saving money and keeping things simple. You will get more of a return that way, and you really won't notice a difference.

Different types of bay windows will make a difference in the look and feel of the home, so whichever bay window you're considering, review the following five questions before you buy:

What size window? The size of the window will impact the cost. It's easier and cheaper to put in a bay the same size or smaller than the old window. A wider bay that requires a larger opening and a new header typically adds $300 to $500 to the job. However, larger windows have an upside, so if cost is not an issue, think of it this way.a larger window will bring more light into the room and create a greater visual impact inside and outside of the house. Home Computer Networking

Home computer networking is becoming very popular, no longer must you have an office, and a billion dollars to get a nice network of computers. You can put the family computer, Dad's computer, the homework computer, and the office computer, and any other computer you want all on the same network through home computer networking. It is a great idea!

When choosing a network type (topology) for your home four things should be considered. Cost, Expandability, Location of Your PC's and speed. All of these four factors are going to come into play for which home computer networking system is going to be best for you.

Ethernet

Just because it is home computer networking does not mean you can't use the same technology used for business networking. The most popular network type for both home and business is Ethernet. Ethernet is the very fastest of the network types and can be the least expensive, depending on your computers (if you must upgrade to have Ethernet capabilities you will have added costs). Ethernet networks are very stable and your network speed will never fluctuate or be prone to interference like other network types are. It sounds nice, what are the downsides? Well, Ethernet requires special cables running from each computer. These cables are plugged into a central 'ethernet hub' or 'switch'. If your computers are far apart, running cable in an existing home may be difficult. Pre-made ethernet cables come in sizes ranging from 3 feet to 50 feet. Ethernet adapters come in many shapes and sizes. Having cables running all over the house does not sound too fun, so luckily there is an alternative, you can use PCI Ethernet cards. These are both the fastest and least expensive method.

Home Storage

When you think home storage what comes to mind? For some it is storage containers for the years of "things" that get collected, such as photos, yearbooks, awards, etc. that you just can't seem to throw out, but you don't know where to put or what to do with. For others home storage makes them think of a shed or structure for storing items like yard and garden tools, baby furniture, etc. Home storage is a vague topic, and can cover many areas, so let's address a few:

Organize Your Home

1. If you think clutter and "Things" when you think home storage, then consider the following:
a. Take items such as old letters, photos, awards, certificates, etc. and have them scanned onto a compact disc. This means you still have these items as an image, but you have the convenience of them being so small you could slip them into a simple case, and rather than boxes and boxes of items, you have one or two CD's. Electronic storage does not just have to apply to computer files, you can make electronic images of old tax records, receipts, etc. that you store, and then shred and toss out the actual item.
b. If getting rid of the item is not for you, consider investing is a series of storage containers that allow you to stack, access easily, etc. You do not want to buy different brands and sizes, rather, make life simple, color code if necessary, etc. but be sure that you can stack and that your whatever home storage container you choose is a good size to fit your storage space.

Finding Online Loans

With the convenience of the Internet, it is even easier now than it has ever been to find a loan that fits your needs. Finding loans online has become a popular way of getting the loan product you want, and browsing your options. The danger of finding loans online comes in doing so unprepared. So, use the following tips to finding loans online, and getting the best loan possible:

Tips for Online Loans

1. Know your credit score and what it means- your lender will pull your credit, but you should never look for a loan before first having a good idea of what your credit looks like. Your credit score is a number, and that number is going to determine a lot about what type of loans you can and can't get. So, in order to get the best deal out there on a loan, know your credit score, and what it means BEFORE you start finding loans online.
2. Shop interest rates- while most places will offer similar interest rates, the loan industry is competitive, as there are many lenders out there as you could ever want. So, take the time to shop the interest rates, know what the going rates are, and with your credit score what kind of rates you should be getting. Doing this BEFORE you find a loan online will ensure that you do not get yourself into a loan that has too high of an interest rate. Also, if you know the basics, you will be able to detect fraudulent loan advertisements, and not waste your time, or give out your personal information to a phony.

Whole House Surge Protector

Because most homes have a significant amount of electronic equipment in them, from the washing machine and dishwasher to the home computer, stereo, and television, a whole house surge protector is something that should be considered.
Why? Well, even the smallest surges can damage electronics. Every small surge deteriorates the electronic components in your electric equipment, which can drastically shorten their designed life, costing you thousands of dollars, not to mention several headaches. While the number may seem staggering, the average home has 2,200 or more surges annually.

Surges wear down home electronics

What causes surges? Well, surges can be generated from a number of sources, such as heaters, dryers, garage door openers and motors starting on air conditioners, freezers, and well-pumps, as well as power surges caused by weather etc.. Most of these surges are so small the average consumer does not see the damage they cause. In fact, it is because they are so small and the damage is not noticed when it occurs that a common misconception has been formed: electronics take a constant "pounding" from all of these little surges, so when a thunderstorm strikes, and the electronic components fail you may think lightning caused the damage. In reality the product was already on the brink of failing because of the many constant low-level surges from your own equipment. So, the misconception is that weather causes the failure.
So, what can you do about these small surges that are gradually wearing down your electric equipment?

Solar Energy Home

Solar power is becoming increasingly popular, especially as rates for utilities rise, and the availability of resources for natural gas slowly diminish. Solar powered homes are on the rise, even if the home is not entirely powered by solar energy, a few well placed solar panels can greatly impact the energy use and cost of the house.

Advantages to Solar Energy

Solar powered homes are a great alternative for those that are building in remote areas and do not want to pay the often outrageous prices to extend power lines to the area. Solar powered homes have many advantages. Let's take a typical household, for example, and say they use about 10-15 kilowatt hours of electricity a day. This would require a lot of solar energy to run, but with energy efficient appliances such as the compact fluorescent lamps, etc. you could use significantly less, and a solar panel would suffice. Many who choose to use a backup generator just in case.

Solar Panels

So, let's talk about the kind of energy a solar panel could produce, and what that means for you and your home. (This is a general estimation of a typical solar cell) The electricity generated by the photovoltaic cells is stored in a bank of 12 batteries with a total storage capacity of 12 to 24 kilowatt hours. Since this electricity is direct current (dc), it must be converted to alternating current (ac) in order to run household appliances. Once converted, the power is used just like other power, the only difference being you would likely have a monitor in your solar powered home to indicate to you how much energy is left, or being stored in the batteries, that way you would know if your use is too great for your solar power capabilities.

Solar Power Drawbacks

With the great benefits of solar powered homes, why don't more people use them? The answer is simple, it is the cost!

Factors in Home Site Selection

You have a lot picked out and purchased, you have your blueprints for your house, and you have the materials waiting. Now what do you do? You look carefully at your lot and decide where the best place to put your house is on the lot you bought.

So what do you consider?

Home Site Views:

If there is a good view from your lot, that is going to really help you decide where to put your house, and could save you a whole lot of time in making a decision...you want it facing the view! Even if it means you flip-flop your house, because the view is off the back of the lot, you will want your main rooms (living room, family room, kitchen, and master bedroom) to be oriented to face the view. Otherwise you might be wasting one of the best features of the lot.

Relationship to other existing homes:

If every house in your neighborhood is set perpendicularly to the street, and you put your house on a weird angle, it is going to really stand out. And, this isn't the kind of standing out you are going for. The same goes for how close to the street, or how far back other homes are. You want your house to blend into its environment and fit in with the neighbors! So, try to site your house similar to those around you in order to make your house a positive to the neighborhood rather than a negative.

Manufactured Home

Building homes becomes more and more expensive each year as lot prices raise, and materials become scarce. Sometimes it takes months to get a foundation laid because of a cement shortage. With the rising costs of homes, many people looking to build are seeking alternatives to the traditional stick built methods. Manufactured homes are a great alternative for a variety of reasons, one of which is time. When you build a home the interest clock is always ticking, a manufactured home can be assembled and dried in in a day or two, saving you lots of time, money, and labor. Also, with new technology and upgrades, the quality of manufactured homes, even if it is just manufactured portions of homes, is greatly increasing. Stick built is still more popular, but manufactured is finding its niche.

Manufactured Home Dealers

So, if you decide you want to go the manufactured route, how do you find a good retailer? One way is to ask existing homeowners for recommendations. If you do not know anyone with a manufactured home, you can contact your state manufactured housing association for the names and addresses of manufacturers and retailers in your area, or check the Yellow Page listings under manufactured or "mobile" homes.
Manufactured homes does not mean mobile homes, or trailers, in fact, many manufactured homes are identical to stick built, and you would not know the difference by looking at them. They are less popular, but viable options, and with increasing technology, the boxy, small shapes are no longer your only option for these homes, especially if you should choose to assemble the pieces rather than have it delivered whole.
Most manufactured homes are sold through retail sales centers, some of which can be found online, others in the phone directory. Many of these sales centers are independently owned and operated, others are owned and operated by a manufacturer. Why am I telling you this?

Radon typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation. Radon can also enter your home through well water. Your home can trap radon inside.
Do not think that just because your home is new, or you just built it that it doesn't have a radon problem, conducting a radon home test is a great way to find out, especially because any home can have a radon problem.

Wireless Networking

When you build a home, you want to make sure that you consider the resale value, and one thing that increases resale value more than anything else is the technological capabilities of the home. Technology is a big deal, and one item of technology that is skyrocketing is the idea of wireless networking not just being for companies and big businesses, but all for the home.

Wireless Networking can increase home value

Wireless Networking in homes is becoming very popular, and is a great way to connect your home computer system. While wireless networking is more expensive and often slower than most wired solutions, it is something most people want. Why? Well, even though all wireless networks are subject to interference because of walls, large metal objects, water, pipes, etc, and you can expect wireless networks to operate at about 1/2 their rated speed under all but ideal environments, wireless networking offers something that wired networks do not. This something is worth the increased cost and the relatively slow performance. So, what does wireless networking offer that wired networks cannot? Portability.

Cabinets that match your storage and filing needs

What are your needs: If your home office is simply a place to finish up some of your work that you did not get done at work because you took a long lunch, or if you just want an office space for internet use, and some occasional "office work" then your needs are going to be different than a telecommuter who uses their home office everyday for every office task imaginable.

So pick cabinets for a home office that fill your needs, whatever they may be. If you need lots of storage space because you have lots of files, pick cabinets that make those files easily accessible, and can hold a lot in a minimal amount of space.

Cabinets that match your style

Next, pick cabinets for a home office that match your style. You want your office to be a pleasant place to be. It is bad enough to have to work when you are home, but if you pick cabinets that remind you of a warehouse, or a doctor's office, you may not want to spend time in that room. Choose stains and styles that are warm and inviting, and help you feel comfortable, as well as say, "Hey, this is your kind of office!"

Choosing A Furnace

In some areas of the country a furnace is not a number one priority, but in other areas of the country, a home without a furnace is like a car without wheels. A furnace is essential when it comes to having a comfortable environment in your home, especially during the chilly months, or times when you just want to be warmer. Choosing a furnace is not as easy as picking out a gallon of milk, however, and many people do not get the comfort they were hoping for because the furnace is not the right type for their home and needs. So, when choosing a furnace, consider the following:

High efficiency furnace

Start by considering buying a high efficiency furnace. This will mean a few things for you, it will mean a little more money upfront, but it will mean decreased cost throughout the year when you run your furnace, and a longer furnace life.

So when choosing a furnace that is high efficiency make sure to choose a furnace with an AFUE of 90 percent or higher. AFUE means annual fuel utilization efficiency. The Annual Fuel Utilization Efficiency or AFUE measures a furnace's overall energy performance. When it comes to the AFUE you want a higher, not lower number. The higher the AFUE, the more heat you get for your heating dollar. If you live someplace where you run the furnace often, this is especially important.

Choosing A Certified Home Inspector

Certified Home Inspectors

A certified home inspector is the only kind of home inspector you should ever use. Why? Well, there are a number of reasons, but first let's discuss why you get a home inspection in the first place, what is inspected, and what being certified means.

Why you need a home inspection:

When you buy a home it is a major investment. In fact, it is usually the biggest single purchase any one person will make in their lifetime. So, whether they buy the home intending to stay in it forever, or planning to move someday, chances are good that they will spend at least the next few, if not the next several, years in the home. So with this in mind, the question becomes, why not take the time up front to get a quality home inspection by a certified home inspector, to ensure you won't come across any unexpected surprises down the road? While home ownership is the American Dream, that dream can quickly become a nightmare, for uninformed buyers. A home inspection by a certified home inspector allows you to become a knowledgeable, or in other words, an informed buyer. It is a safe guard against costly problems that are waiting to happen. Even newly constructed homes can harbor costly mistakes - mistakes that may not be visible to the untrained eye.

How To Choose a Water Heater

Your water heater type and size is going to mean hot showers for everyone with low utility bills, or never enough hot water, and outrageous bills. Thus, choosing a water heater that fits your needs is essential to your comfort in a home.

Should you choose a gas or electric water heater?

The first step in choosing a water heater is to determine the appropriate fuel type. There are various fuel types available to homes: natural gas, oil, and propane water heaters are generally less expensive to operate than electric models, but not all houses are equipped for them. If you are considering electricity, or must use electricity because that is what your house is set up for, check with your local utility company or electricity supplier to see if they offer off-peak electricity rates. If available, heating your water during off-peak hours will save you money.

Building an energy efficient home

Home Energy Conservation

Home energy conservation is a popular subject. With the way gas and electricity prices are rising, and the difficulty is getting fuel, it would be wise to build your home as energy efficient as possible. Some of the things you can do to conserve energy are not as realistic as others. For example, one of the best forms of home energy conservation is to install a central air conditioning system only when whole house air conditioning is needed. However, people want AC available to the whole house, so, what can you do to conserve energy, but not damage resale value, or comfort?

One thing you can do is build your home as a sun tempered superinsulated home. This home type uses passive solar design concepts with superinsulation construction techniques, and is a great way to conserve energy.
Another thing you can do is simply go shopping! That sounds fun, right? Go shopping for new appliances so that you can replace aging appliances with newer energy efficient models. This can be done for everything, from the toaster and curling iron you use daily, to the washing machine and dishwasher you install in your home.

First let's talk about sun tempered superinsulated homes. Sun tempered superinsulated (STS) homes use passive solar design concepts with superinsulation construction techniques. The elements in an STS house include: solar orientation; increased insulation levels; effective air/vapor barrier; controlled ventilation; and energy efficient window treatment. All of these elements will make a big difference in whether or not your home is energy efficient, and whether or not your home energy conservation efforts are going to make much of a difference.

Creating contracts with contractors and subs

Labor and materials are the two things you pay for in construction. You are going to be getting contractors and subcontractors to do the work on your building, and they will give you bids. When someone tells you they want to work for you, and gives you a bid for what it will take from you to have them work for you, they are going to tell you what they will do for you. They are going to give you not just a price, but what that price is good for. That means if they say they will have it done by a certain date, then you pay them the amount they ask, and they should have it done by that. Whatever agreement you enter into is what you will want to hold the sub to.

There is a basic thing to know when it comes to entering into an agreement with contractors or subs. Honestly, you only have two very basic options: when a bid comes in it is either for labor and material, or just labor.

House plan evaluation: making your home livable

Creating a floor plan isn't enough. You will need to evaluate the floor plan you put together to determine if it is really going to enhance the pleasure of living in the home.

Enhance the pleasure? Sounds sort of silly but think of it this way: as you are aware, the feeling of the house, and therefore the enjoyment, or lack of enjoyment in living in it, is greatly affected by the interior layout and appearance.

This is where evaluation comes in. So, after you create your floor plan look over it again and pay special attention to the relationship and conveniences of areas to each other. You want to consider the traffic patterns of your family, room sizes, and of course privacy. Considering these things is how you evaluate your floor plan, and create more enjoyment by making needed changes.

Building the resale value into your home from the very start

Your construction project is going to be a lot of fun, and you are going to learn a lot building your house. Even if it is your dream house, you may eventually move. So, why not plan a house that is going to have a high resale value? A house that you could sell and make money off of? A house that could even act as your retirement fun if you needed it to?

A lot of people think that they are going to make money off their house. It is true that real estate is a great investment because it tends to increase rather than decrease in value over time, but that does not mean you are going to make money. When it comes to making money off your home, the worst way to count on is in paying down your mortgage. In the first few years you will probably pay less than $1000 off your mortgage. So, if you were to live in a house for only a few years, you would have to count on the market going up to get real value or increased equity when you sell. You can still make significant money off your home because of appreciation. But building a house your self is a great idea because you can use the built in equity created if you build the house yourself.
