Hiring a contractor may be one of the most important decisions you can make in any home improvement project or especially when they are building your home. To hire the best contractor for your needs, there are many steps to follow. Here are some tips for hiring a contractor to build your home.

There are many questions and research that should go into finding a contractor that is right for you. Don't hesitate to do ask a lot of questions and examine all areas that you need to. Contractors should be grateful you are seeking the best.

Ask for referrals
It is always important to ask for referrals, especially when you are hiring someone to build your future home. Word of mouth referrals are the best way to find someone you need. Ask friends, neighbors, and other people who you know and trust for contractor referrals.

Make a list
After getting referrals from people you know, make a list of contractors you would be interested in hiring. This way you will have a list to look from when choosing your contractor.

Check Credentials
When you've narrowed down the list of potential contractors to hire, it is up to you to do the research and ask any questions that will help you determine who the best candidate for the job is.

Here are some good questions to ask:

How long have you been in business?
It is definitely important to know how long they have been in business because you want to know if they have experience in the field. This also ensures you can ask them for any referrals from past clients.

Are you a member of the local Better Business Bureau?
Being apart of the Better Business Bureau is great for you to look the company up and see if they are a reputable company.

Are you a member of any national or local painting contractors' associations?
Being involved in associations is good because it shows that they are involved in what they do and they are a licensed professional.

Do you subcontract your work out to someone else, or do you perform it yourself?
A subcontractor performs work in a specific area, such as plumbing, electrical, tiling, or painting. While the contractor hires the subs on large jobs, you may occasionally hire a sub yourself for a smaller project. If you select subcontractors then do the same as for a contractor: get referrals, collect bids, check credentials, and make your decision.

Do you have the proper/required licenses and insurance?
Always ask to look at a copy of your potential contractor's license and insurance papers. Almost every state requires that a contractor has worker's compensation, damage, and liability insurance. You want to make sure that they do have this coverage or else you could be liable if an injury occurs on your property during the work or if there is property damage off your property as a result of their work.

Check References
Be sure to always get at least three references from past customers. It is good to call those references yourself so you can discuss the character and integrity of the contractor. You can even visit the references to look at the work yourself to see how good of a job they did. You never know, that happy client could have different quality standards than you do.

The contract

Most contractors have a common contract they use for every job. You can always write in changes that are agreeable to both of you. Before signing the contract read it over carefully and then ask questions about anything you don't understand or don't agree with. Some things you should insist are part of the contract are: start and finish dates, a procedure for handling change orders, and a statement that the contractor will provide any waivers for himself and all subs and suppliers.

Other things to keep in mind:

  • Did the contractor return your call promptly and show up on time for your appointment?

  • During the meeting, did the contractor answer questions to your satisfaction?

  • Were they willing to provide you with references?

  • Did they lay out the expectations for the job?

  • Was the contractor courteous and business-like?

  • Does the contractor stay busy?

  • Did you feel like you had good rapport with this person?

  • Does the contractor seem interested in working with you?

Communication is the most important part of the client/contractor relationship and you have to feel that you can speak directly and honestly with your contractor.
