Tools to help you stay within a building budget


Staying within a building budget may not always be as easy as it seems. Even carefully planned budgets can become complicated when unpredicted factors come into play. Some people do not even take the time to plan out a budget in the first place. These types of people typically make guesses as to how much things cost and may even run out of money long before the project is over. Spare yourself the inconvenience and frustration of going over your budget and spending more that you planned. Here are some tools that are intended to help you to stay within a building budget.


1. Put it in the contract - Remember that if you have not agreed to a service in the contract, you will be paying extra money to your contractor, or whoever is required to do the labor, for that service. Hopefully you will have an honest contractor who is willing to help you realize all of the expenses that you will be incurring in their entirety.

2. Expect the unexpected - You may not think that upgrading to a new type of fixture or a more up-scale carpet for a few dollars more a square foot will add up to anything significant, but when you add it all up, these little surprises can really be budget breakers. Also consider the costs of things like clean-up and waste removal. A simply solution is simply to make sure that these two things are included in your contractors contract.

3. Kitchen and bathroom builds/remodels - Kitchens and bathrooms are easily the most expensive rooms in your house to remodel or to build because they require substantially more building materials, appliances, and fixture costs. A good suggestion is to carefully plan out your budget for these rooms and then to overestimate the end cost. This way, you are not surprised when you go over budget and you may even have some extra budgeted money when the project is complete.

4. Is it the season? - There are definitely better times of the year to do certain builds and remodels. One advantage to starting your build or remodel in the winter or early spring, is that this time of the year is typically slower for builders so you will be able to pay lower labor costs and less wait for services. On the other hand, there are disadvantages to starting your building job when it is still cold outside. For example, there are additional costs to chemically treat concrete so that it will set properly despite cold temperatures and high humidity. Certain specialists may be difficult to schedule or more expensive because the winter is their busy season. Those who specialize in furnace repair or electrical work are typically busier when the weather turns cold. Some materials will be more expensive in the winter or the selection may be limited (such as with landscaping). Whereas in the summer time these items can be found for much less. It is probably unrealistic to start all of your projects so that they coordinate favorably with the season, but by planning for the more significant costs you can help yourself to save where you can and hopefully stick to your budget.

Building or remodeling your home is not going to be cheap and you will want to pay to make sure that the job is done well and the right way. Remember that your contractor can definitely be your ally as you calculate your budget and that it is a good idea to consult with him and to consider his opinion. With careful planning you can stay within a budget and still achieve the build that you were hoping for.
