For example you will want to make sure that in your bid you have how much the plumber is charging you for your underground plumbing. How much they are charging you for rough in and then what type of allowance they are giving you for bath tubs toilets and fixtures and water heaters. Then you will want to make sure that you have it put in the contract. This will make sure that your plumber has to hold to his word and do the plumbing for that price. You will also want to make sure that if there is a time limit for the prices that you put in your contract what the time limit is. You will also want to make sure you include if there is a warranty on the plumbers ork and parts and for how long. This will help you to be able to get any problems you might have further down the road fix with out any problems because it is stated in the contract.
The second tip is if the sub-contractor is if the contract is with your framer. You will want to make sure that in the contract you have how much the final cost is going to be and what the cost involves. You don't want to sign a contract with your framer until you have all the details in writing and you know what you are providing and what they are providing. This will help protect you if they come back saying that you owe them more money for materials or something you will have the contract to show them differently.
The third tip is if you are dealing with exterior sub-contractors. You will want to make sure that you put in your contract exactly what they are doing as far as what materials are doing and what colors are going on your house. You will also want to make sure that you include what type of texturing they are doing if you are doing stucco or anything else that involves different types of texture. You will also want to make sure that the price is also included. You will also want to make sure that you have if there are any time limits and what type of penalties will be applied if the time limit isn't reached.
