What kind of warranties you should expect from a home builder

Building a home is a big step to take and you want to make sure that everything is almost perfect. There are a lot of things to think about when you decide to build a home. The builder is obviously one thing you will have to put great consideration into. And the second most important thing about that build is what kind of warranties you should expect from a home builder. Here are some tips to making sure you know exactly what to expect from your home builder.

Tip #1: Builder guarantee's
Make sure that your builder will guarantee their work. This is something that you need to ask every builder that you are considering because if they don't guarantee their work for at least a year there's a good chance the houses they build are just thrown together and will end up having tons of problems. Cheap houses are definitely cheap, but they don't last long and won't hold up in the long run. When building a home cheaper isn't always better.

Tip #2: Make sure the sub contractors have warranties
Make sure that if your builder uses sub contractors that they have some kind of warranty on their materials and the installation on the materials they install. It's also good to know that most sub contractors will also guarantee their work for at least one year. And of course you want to make sure that you get their warranties and guarantees in writing. Don't just "take their word for it." When it is in writing there will always be proof of what they have told you.

Tip #3: Expect warranties on more specific parts of the house
Most home builders will provide a full warranty for at least one year but most will also provide warranties on other things on the house. For example, if you are building a garage the garage doors may or may not have a life time warranty that comes with them depending on what brand you use. Other things might include the air conditioner, water heaters, or furnaces. Make sure you get an itemized statement of everything that will be under warranty and how long they are under warranty for. This will give you a better idea of what type of warranty your builder will offer and how good they are.

Tip #4: Talk with more than one builder
This should always be the rule of thumb for pretty much everything you do in life. Don't every just go with the first bid you get or in this case the first builder you talk to. Look around and talk with other builders about the warranties that they can offer you. This will help you understand about builders in the area and what the "standard" is. It also helps you see which builder might be better than another, and which one you should go with and which one you shouldn't. And most importantly make sure that the warranties that builders offer to you are legitimate. Usually a great builder will stand behind their warranty no matter what. This is a good indication that they are a great builder and if something happens they will be willing to come and fix it.

Builder your own home takes a lot of patience; finding the right builder is no different. Asking and doing research on what kind of warranties you should expect from home builders in your area will make you more aware what to look for. Don't be afraid to ask questions and always compare apples to oranges.
