What to do if you do not pass an inspection
For those of you who do not know what a home inspection is a home inspection is an objective visual examination of the physical structure and systems of a home. A home inspection will cover everything about the house from the roof to the foundation. Having a home inspected is basically giving your house, whether it is a newly built house or an older house, a physical examination. A home inspection will let you know if problems or symptoms are found with the house and what you can do to help fix those problems or address those problems or symptoms with your general contractor.
Basically the standard home inspector's report will review the condition of the home's heating system; interior plumbing and electrical systems; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement, and visible structure. This is actually quite different from the municipal inspection because the municipal inspection is something that is done by somebody who is paid by the government to make sure that your house passes certain safety and building codes. Basically they are there to ensure that your house is being built to certain standards that are required in that industry. But the thing is that even if you have a municipal inspector check your new house you still might want to pay for a home inspection because most of the time the municipal inspector does not do a full inspection so you might not know until it is too late that things are wrong with the house.
Here are some things that you can do if your house doesn't pass a municipal inspection.
Number one:
The first thing that you need to do is to contact your general contractor and tell them that your house failed the municipal inspection and find out what they plan on doing about it. In most cases the inspector will tell the contractors directly about what has passed and what has failed and the contractors will make the necessary corrections. But it is still smart for you to be informed as well so you can make sure the corrections are being made.
Number two:
You can talk to the sub contractors directly to make sure that the issues are being addressed. If they have yet to fix the problems and are moving forward with the work you might need to stop the current work until the problems are fixed. One thing that you can do is to refuse further payment until the problems are corrected.
One thing that you need to realize about a home inspection is that with these types of inspections there is no such thing as pass or fail. Basically what happens is that you are told about any potential problems or current problems that the inspector sees. And once you have been made aware of the problems it is up to you to get them fixed.
Here are some things you can do if you discover some problems with your home inspection.
Number one:
Like any other kind of inspection you are going to need to make your general contractor aware of the problems so that they can fix it because they are not going to be able to fix any of the problems if they don't know about it. And unlike the municipal inspector the home inspector will be reporting directly to you.
Number two:
Something else that you need to know is that you will have to look over your contract to be sure that these things are covered under the warranty if it has been over so many days since the house has been finished. But if you are having problems with your contractor fixing the problems you might need to go higher up or suspend their pay until they have actually completed the job to your satisfaction.
