Home inspections are becoming an increasingly critical part of the home buying and selling process. More and more people want inspections before they move into their homes. So, what if your builder fails a home inspection? Here is what to do if your builder fails an inspection.

What is a home inspection?
Inspectors are usually hired by the buyer to check out a property before the buyer invests in it. Home inspections are not required but are highly recommended. The inspections let the buyer know what types of problems may happen in the future. It lets them know if their house is safe and if it is ready to move into. Many times homes fail the inspection and it is a good thing that the buyer had one done. This lets them know what they are really getting into.

What to do if your builder fails an inspection?
If the builder that is working on your house fails an inspection, then you need to make sure you do something about it. Let the builder know that you will not finish paying him until he corrects his mistakes. With building a new home, it is the builders responsibility to make sure that everything in the house is ready for you when you move in. If something is found wrong, then they need to fix it. It's not a bad idea to put a clause in the contract about that. If they keep failing you may need to get another builder to fix and complete the work.

Things to look out for with your builder:

  • Builder has inspector for you
    If a builder says that they are supplying the inspector, then you should be leery. Some builders tell buyers that they will include an inspector to look at the home. The problem with this is you don't know what kind of an inspector they are getting and they could just be using a friend who will pass anything.
  • Builder denies you an inspector
    If you want your own independent inspection, some of these builders will make it as difficult as possible for you to go around them to get an inspection. If your builder isn't allowing you to do an inspection on YOUR home then you should be concerned. Obviously, they are preventing you for finding something that they didn't do right. You should do everything that you can to get your home inspected before you close on the home. If all efforts fail then you can always get it inspected before the end of your six month or one year repair / warranty period. Then you can approach the builder with the things that need fixed. The problem with this is that the builder may split on you and not fix those things at that time.

Having an inspection ensures that you don't get taken advantage of when buying or building a home. Always check to make sure that you are working with an honest builder who is trying to do the right thing for you. You never know what kind of shortcuts builders will take just to get the job done faster. Take the time to get an inspection, you will be glad that you did.
