What you can do to help keep your home on schedule
So many different things have to happen when you are building a home. You have to first secure a lot so that you have some land to build on. You then need to pick out a house plan and get bids to find out how much your house is going to cost to build. Then you are going to have to get a loan and then you start the construction. Once you start the construction you need to make sure that you keep on schedule so that you don't fall behind and end up having penalties such as having to extend your build loan which will end up costing you more money and interest. Here are some tips on what you can do to help keep your home on schedule.
The first tip is to make sure that you make a time line. You will want to make sure that you make a realistic time line that is workable. You will want to make sure that on some things you allow yourself more time rather then not enough if you are not for sure. If you have questions on how long certain things should take make sure that you ask around so that you can get an idea so that you can make your schedule as accurate as possible.
The second tip is to make sure that you schedule your sub-contractors far enough in advance that you get on their schedules so that you are not scrambling at the last minute to try to find some one to do something and end up paying way more then needed just to get the job done. You will also want to make sure that when it is getting closer to when you will need them to come in that you call and up date them on the progress of your home and hat stage you are at so that they know whether or not you are still on schedule or if you need to extend them out a little bit further.
The third tip is to make sure that when you are scheduling that you take into consideration that you might be able to schedule more than one sub-contractor at a time. For example you can schedule your sheet rockers to be working inside while you have your exterior guys working on the outside. You will want to also check with your exterior guys if you are doing more then one exterior. For example if you are doing rock and stucco or brick and stucco you will want to make sure to check and see which sub-contractor likes to go first. You might have both exterior guys wanting to go first but it might be better to have your rock or bricker to go first so that the stucco guy can fill in any low spots where the brick or rock might not be exactly straight.
The fourth tip is to make sure that if you are doing some of the work yourself that you keep to your own schedule. It might be hard to keep to your schedule but you need to try to keep to it as much as possible. A lot of people try to do a lot of things themselves when they are building their house and it ends up taking them a lot longer then they first anticipated. This is why it is better to give yourself more time rather then not enough and so that you are not stressing out trying to get things done. Just doing little things will help the most to keep your home on schedule.
