What you should take to the bank when applying for a construction loan


Applying for a construction loan is a rigorous loan process. The lenders are risking a great deal by lending money on construction loans. Expect the application process to take a long time and require you to bring in lots of your own records and information. Fortunately, a prequalifying process will act as a primer for the actual construction loan process. You will need to bring the same documents to both apply for each.
 Personal information-you will need all of the information that you would be required to put on a job application. This includes your contact information, your social security number and other identifications.


 Credit card information-come prepared with your credit card information. You will need names and account numbers of all your charge cards. You might also bring the most recent statement from each credit card.

 Your income information-you will definitely have to prove that you have an income when applying for a construction loan. You should come prepared with your tax returns from the past two years as well as your W-2s. You will also need to show your pay stubs from the past month.

 Your mortgage information-your current mortgage is quite important to the lender. You should bring in the actual mortgage plus a current appraisal of your house.

 Information about other assets-you will need to bring documentation about any other real estates or invested money that you have. Consider that the lender will be interested in everything that the IRS is interested and bring with you everything that you would bring to your accountant at tax time.

There are other documents that you will need to bring in when applying for a construction loan that you will not need (or have) when getting preapproved. After you get pre approved, you will meet with and draw a construction agreement up with the builder. This construction agreement and builder are what the loan is actually paying for. Besides the items that you need to bring when you preapply, the items that you will be asked to bring in when applying for the construction loan include

 Information about the builder-builder information that you will be likely to need includes all licenses and information about the builder's insurance. Builders should have at least general liability coverage and pay worker's compensation for their employees before beginning a project. Different lenders might require additional insurances. A builder will also be asked for profile that shows trade references. Talk to your builder before beginning the loan application and ask about the process. Your builder has probably been through the process a number of times and will be able to tell you what to take with you when applying for the loan.

 Construction contracts and document-before going to apply for your loan you should have an agreement drawn up between the builder and yourself. This is like a contract and details what the builder will do and for how much. You should also have a draw schedule. When you get a construction loan, you don't get the money all at once. You will draw out money during different phases of the construction process. Again, your builder will be familiar with this process and you can write up the draw schedule together.

 An itemized budget-you will need to draw up a description of the work that will be done and the material that will be used. Each of these items should have a price tag attached. When making a construction loan, the lenders are interested in exactly what it is they are financing. This itemized budget will be prepared by the contractor but it is something that you should take great interest in as well. After all, your money is being spent on these items.
